Hillpointe enters Kentucky with 2 new developments.

Hillpointe enters Kentucky with 2 new developments. The firm broke ground on Pointe Grand Citation and Pointe Grand Rose in the Lexington area, which will have a combined 868 attainable residences. Published Aug. 14, 2026 Sun Belt-focused real estate and investment firm Hillpointe has expanded into Kentucky with the start of construction on its first two developments in the commonwealth, according to a press release shared with Multifamily Dive. Hillpointe announced Aug. 12 that it broke ground on Pointe Grand Citation at Lexington and Pointe Grand Rose at Nicholasville, which will bring a total of 868 new attainable residences to the Lexington area. The pair of developments are part of larger master-planned communities. The Winter Park, Florida-based firm has been considering Kentucky for some time, Hillpointe Co-Founder and Managing Partner Steven Campisi told Multifamily Dive in emailed comments. He said the firm considers Pointe Grand Citation and Pointe Grand Rose as the foundation for a longer-term presence. "The Lexington region has experienced substantial residential and economic growth that housing supply has struggled to keep up with, and this gap represents the type of opportunity Hillpointe seeks to bridge," Campisi said. "These projects reflect Hillpointe's commitment to building attainable housing where the need is greatest, as part of larger, master-planned communities that also bring new retail, services and amenities to the area." Pointe Grand Citation at Lexington will encompass 276 apartment homes in a development that will also include senior living, retail, hospitality and childcare. Pointe Grand Rose at Nicholasville will deliver 592 homes: 480 apartments and 112 townhomes. It's located in a walkable development with planned retail, anchored by Kroger and Menards. Both developments will offer two-bedroom residences with open-concept floor plans, modern finishes and smart-home technology. Amenities will include a fitness and wellness center with a sauna, Peloton bike and stair machine; a resort-style pool with cabanas; a clubhouse with a coffee bar; a conference room and business center; a dog park and pet spa; and a fire pit. Demand for attainable housing remains considerable, in Lexington and across the country, according to Campisi. More than half of U.S. renters spend over 30% of their income on rent, HUD reported in 2024. "That imbalance between what people earn and what housing costs [are] is playing out in growing markets nationwide, and it's the reason Hillpointe continues to invest in regions where the need for attainable housing is greatest," Campisi said. "The firm's vertically integrated model allows it to scale efficiently while maintaining quality, control and accessibility." The developer ranked fifth on the National Multifamily Housing Council's 2026 list of top developers. Currently, Hillpointe is leasing in Florida, Georgia and South Carolina, with construction underway on communities in Colorado, North Carolina, Tennessee and Arizona, per its website. On Aug. 11, Hillpointe announced the opening of Pointe Grand Pensacola, a new 228-unit attainable multifamily development at 8651 Airway Drive in Pensacola, Florida, according to a separate release shared with Multifamily Dive. Demand for attainable housing is strong in the area as new employers and residents continue to flock to the greater Gulf Coast region.

Developer breaks ground on 'attainable' apartments in Lexington, Nicholasville.

Developer breaks ground on 'attainable' apartments in Lexington, Nicholasville. August 11, 2026 5:00 AM Gift Article A Florida development company known for building apartments throughout the Sun Belt is bringing two new complexes to Central Kentucky. Hillpointe broke ground twice on Monday at two different future apartment complexes in Lexington and Nicholasville. Between the two sites, the company is bringing 868 units of what they call "attainable" housing units to the region. They are the company's first projects in Kentucky. The Lexington complex will have 276 bedroom apartments. It will be built at 2450 Georgetown Road, a growing area that has seen the recent opening of a Publix grocery store, many apartments and suburban subdivisions, and several chain restaurant developments. More development will come to the immediate vicinity of Hillpointe's apartments, according to the company, including senior housing, daycare services, and more retail spaces. In Nicholasville, Hillpointe will build 480 apartments and 112 townhomes at 3255 Lexington Road in the growing Brannon Crossing area. Most, if not all, apartment units at both complexes will be two bedrooms and two bathrooms, the standard for Hillpointe's complexes oriented toward workers. Both complexes will feature pools, fitness centers equipped with a sauna and Peloton bike stations, a dog park and conference rooms for remote workers. Amanda Sistrand, Hillpointe's vice president of corporate and event marketing, said the complexes are geared toward central Kentucky's education and healthcare workforce. "As Lexington continues to grow, we know housing plays an important role in that growth," Sistrand said. "People should have the opportunity to live in the communities where they work, build their careers, raise their families, and put down roots." Sistrand told the Herald-Leader the tentative rent for the Lexington apartments will be $1,675 a month. The project did not receive any public dollars from the city. Mayor Linda Gorton said Monday the apartments are in a prime location for local workers. "This part of Lexington is booming, and continues to grow. Residents will be able to find more of the things they need and enjoy right here," she said. "And, importantly, high-quality, good-paying jobs are nearby. Growth creates exciting opportunities for Lexington's residents and our local economy." Lexington Herald-Leader Adrian Paul Bryant is the Lexington Government Reporter for the Herald-Leader. He joined the paper in November 2025 after four years of covering Lexington's local government for CivicLex. Adrian is a Jackson County native, lifelong Kentuckian, and proud Lexingtonian.

Lakewood Ranch residents face challenges of Live Local Act.

Lakewood Ranch residents face challenges of Live Local Act. Residents say they're unwilling to back down: "If not us, who will fight for responsible development?" * By Lesley Dwyer * | 5:00 a.m. August 4, 2026 * East County * News Over the past two years, Manatee County commissioners have routinely denied requests for development along Lorraine Road, but a plan for 224 rental townhomes doesn't need the board's approval. Hillpointe, LLC has a plan in motion to develop Point Grande Lorraine on about 20 acres on the east side of Lorraine Road and to the west of Esplanade at Azario Lakewood Ranch. Hillpointe, a multifamily developer in Winter Park, is using Florida's Live Local Act to build more units than would otherwise be allowed without the commission's approval. After signing the bill in March 2023, Gov. Ron DeSantis said in a press release, "This legislation provides record support for Florida's workforce and their families to help them live where they work, while also providing historic support for our military communities and the families living near military bases." Live Local has been updated four times since then. In exchange for building workforce-housing units, developers can bypass height restrictions and receive zoning and property tax pre-emptions. Projects are approved without public hearings, and applications are fast-tracked. Pointe Grande is in the pre-application stage, but Hillpointe could start construction as early as January. Plans for the community include a clubhouse, fitness center and pickleball courts. Rental rates for at least 40%, of the units will be determined by the U.S. Department of Housing and Urban Development's guidelines for a minimum of 30 years. Pamela Thompson, Hillpointe's director of external affairs, emphasized that affordable housing does not mean "Section 8" housing. "That's not what we do," Thompson told residents during a neighborhood meeting July 27 at the Lakewood Ranch Library. "What we do is attainable housing for the workforce with an 80-120% AMI." The AMI, or average median household income, in Manatee County is $109,700, meaning the income target range is about $88,000 to about $131,600. Thompson said Hillpointe is able to offer workforce housing because the company is "vertically integrated." Everything from permits to property management is handled in-house for the life of the community, resulting in a cost savings. What's 15 feet? Height overlooking her family's pool is what bothers Esplanade's Luzette Socash. A block of two-story townhomes would be 15 feet away from her property line. It's enough for her to consider moving. "But who's going to buy this house...15 feet is the size of a car," she said. Socash brought a measuring tape to the neighborhood meeting. Thompson held the end of the tape as Socash backed up 15 feet. The distance spoke for itself. An audience member replied, "Wow." Thompson thanked the over 200 residents for attending the meeting and acknowledged the obvious sentiment of the room. A Saturday dose of the week's top stories from Sarasota, Longboat Key and East County. "At the end of the day, you all probably will still not want Hillpointe to be your neighbor," she said. "I appreciate us being able to speak and share facts and be civil with one another." But as long as Hillpointe doesn't apply for a variance, the project will be administratively approved without any additional input from residents or commissioners. The bumper-to-bumper length of a Toyota Prius will separate Socash's fence from a "wall of apartments." She described the issue as an "invasion of personal space and privacy." Azario's Greg Dunbar asked Hillpointe representatives to at least consider reconfiguring the site plan. The buildings wrap around the perimeter of the property with a retention pond in the middle of the lot. If the retention pond were relocated, it could serve as a buffer between the two communities. But even with a buffer, Azario residents called the jump in density "unnatural." Surrounding densities range between two and six units per acre. With 224 townhomes on 20 acres, Point Grande will have nearly 12 units per acre. Commissioners unanimously denied a rezone request in March. The project was nearly identical to Point Grande - 232 townhomes on 19.51 acres off of Lorraine Road with an affordable housing component. Commissioners liked the project but couldn't get past the jump in density. Yet Hillpointe could've built a far more intense project with 640 units under Live Local's density allowances. The act would've allowed for 32 dwelling units per acre. "(Live Local) completely bypasses the wise decision making of local elected officials," Azario's Jim Toolen said. "We're going to fight this to the extent we're able to." Azario residents established an action group in 2024. The sea of red shirts at the meeting read, Azario Responsible Land Development Coalition. Toolen emphasized that the coalition is not an anti-development group. If Hillpointe wanted to build the 90 units reserved for workforce housing, ARLDC members would "grab shovels" to help. The coalition fears the surrounding infrastructure can't handle the density of the project, so they want commissioners who know the area to decide the matter instead of legislators in Tallahassee. Members declined to comment on any specific plans moving forward, except that the group will be devoting additional time and resources to hold Hillpointe accountable to "responsible development." If a municipality tries to stop a Live Local project, the developer can sue, have the lawsuit fast-tracked and force the county to pay up to $250,000 of the developer's legal fees. "This issue goes beyond this community and this development," Toolen said.
