Requirements
  • Generally 3–5+ years of experience in multifamily maintenance and facility operations.
  • Expertise in building automation systems and computerized maintenance management systems.
  • Proficiency with Microsoft Office applications, including Outlook, Microsoft Word, and the Internet.
  • Ability to occasionally lift or move up to 50 pounds.
  • Ability to coordinate manual dexterity, multi-limb coordination, finger dexterity, and static strength tasks.
  • Excellent oral and written communication skills.
  • Excellent troubleshooting ability.
  • Ability to see the big picture and make strategic recommendations regarding problem solving and vendor selection.
Responsibilities
  • Lead a regional group of Groundskeepers, Housekeepers, Make Ready Technicians, Maintenance Technicians, and Lead Maintenance Technicians.
  • Improve the bench strength of maintenance positions through leadership, communication, training, inspections, and mentoring.
  • Visit properties and conduct periodic inspections of common areas, maintenance shops, and other areas, with a target of visiting each property in the region twice per year.
  • Partner with the Director of Regional Maintenance to develop training tools supporting maintenance needs and initiatives.
  • Provide technical training and support, both on-site and virtually, for maintenance staff, including training on policies and procedures, OneSite, and budgeting.
  • Ensure the preventive maintenance program is completed by performing audits at all properties during visits.
  • Assess maintenance metrics, including service-request timing and unit availability or turnaround, and work with Lead Maintenance, Business Managers, and Regional Managers to develop productivity solutions.
  • Evaluate, develop, and recommend maintenance policies to ensure compliance with federal regulations and safety standards and improve process efficiency.
  • Review property upgrades and work with the Business Manager to ensure proper tracking and expense management.
  • Assist Regional Managers in partnering with vendors to ensure best practices and pricing for the regions.
  • Work with Property and Regional Managers, Human Resources, and the Safety team to identify and resolve safety concerns and reduce workers’ compensation exposure.
  • Assist in managing capital projects under $10,000 when needed.
  • Partner with the Senior Vice President to determine regional support needs, schedule support, and communicate schedules to the Director of Regional Maintenance.
  • Periodically assist property teams by providing on-the-job training while accomplishing maintenance tasks.
  • Perform other duties as assigned.
Desired Qualifications
  • Professional credentials such as Certified Facility Manager or Facility Management Professional are highly preferred.
