Requirements
  • Proficiency in Microsoft Office products, including Word, Excel, and Outlook.
  • Ability to learn Oklahoma statutes, Oklahoma Tax Commission rules, International Association of Assessing Officer standards, Assessor’s Office policies, and departmental procedures affecting real property appraisal.
  • Ability to master the cost, sales comparison, and income approaches to valuing real property upon hire.
  • Ability to defend property values before the Board of Equalization.
  • Ability to develop working knowledge of mass appraisal modeling.
  • Ability to safely operate a motor vehicle in all driving conditions.
  • A bachelor’s degree in mathematics, communications, economics, statistics, accounting, finance, computer science, business administration, or a related field is preferred, or significant successful employment experience in appraisal or a related real estate field.
  • Ability to complete the Oklahoma State Advanced Accreditation Program upon hire.
  • Ability to apply plane and solid geometry, fractions, percentages, ratios, and proportions to practical situations and draw conclusions from data sets.
  • Ability to read, analyze, and interpret business media, professional journals, technical procedures, and governmental regulations.
  • Ability to write effective business correspondence and procedures using proper grammar.
  • Ability to present information and answer questions from groups, managers, coworkers, and taxpayers with coherent descriptions of findings and results.
  • Ability to apply critical thinking and solve practical problems in complicated appraisal scenarios.
  • Ability to interpret written, oral, diagrammatic, and scheduled instructions.
  • Ability to maintain a valid Oklahoma driver’s license.
  • Must provide personal transportation and maintain liability insurance.
  • Ability to perform field duties involving standing, crouching, kneeling, walking, handling, reaching, speaking, listening, and occasionally carrying up to 25 pounds.
Responsibilities
  • Photograph exterior street views of residential properties in predetermined areas during the annual cycle.
  • Use visual inspection, photo comparison, aerial photographs, change-detection software, and other technologies to identify changes to physical attributes and update documentation.
  • Inspect, measure, and sketch properties to confirm attribute changes.
  • Evaluate new plats and assign values to vacant land.
  • Assist with analyzing mass appraisal modeling data using Power BI and other technologies.
  • Maintain knowledge of economic conditions affecting real property values.
  • Maintain files supporting and defending rendered values.
  • Conduct informal protests and formal appeal hearings for contested values.
  • Assist with cross-training, train coworkers, and perform other duties as assigned.
