Coldwell Banker Commercial Elite brokers more than $29 million in major Fredericksburg development transactions. By Colby Goetz August 19, 2026 37+/- acres assembled and sold for major mixed-use development featuring residential, multifamily and commercial uses. FREDERICKSBURG, VA - Coldwell Banker Commercial Elite is pleased to announce the sale of the 34.2-acre Ulmanor property for $27 million, along with two additional Briscoe Lane parcels totaling 3 acres, bringing the combined transactions to approximately 37 acres and more than $29 million. The properties were listed and sold by Allison Graves, CCIM, Ben Keddie, SIOR, CCIM, and Brian Cunningham, CCIM, of Coldwell Banker Commercial Elite. The Ulmanor property represents one of the largest remaining undeveloped land tracts in the City of Fredericksburg. The sale brings together three nationally recognized developers to create a significant new mixed-use project in the heart of Fredericksburg. Greystar will lead development of the multifamily component, Lennar will develop the residential portion, and Regency Centers will oversee the commercial component. The development will also include a new Trader Joe's, bringing the highly anticipated retailer to the Fredericksburg market. The transaction marks the culmination of an approximately two-and-a-half-year process from contract to closing. Transforming the property into a viable mixed-use development required an extensive rezoning process and close coordination among the property owners, development partners, brokers, local officials and other stakeholders. Adding another layer of complexity, the development required the assemblage of two additional properties at 1700 and 1740 Briscoe Lane to accommodate critical infrastructure needs for the project. The 2.185-acre property at 1700 Briscoe Lane sold for approximately $1.58 million, while the 0.815-acre property at 1740 Briscoe Lane sold for approximately $591,000. Together with Ulmanor, the transactions encompassed approximately 37 acres with a combined value exceeding $29 million. "Our clients had a clear vision for this property from the beginning, and reaching this point required persistence, collaboration and a shared commitment from everyone involved," said Allison Graves, CCIM, Senior Sales Associate with Coldwell Banker Commercial Elite. "What makes this project particularly exciting is the impact it will have beyond the property itself. The development will create an important connection between Cowan Boulevard and Fall Hill Avenue while introducing new housing and retail opportunities to the corridor. This is the type of thoughtfully planned project that will contribute to Fredericksburg's continued growth for years to come." The size and location of the property, combined with the extensive rezoning, additional land assemblage and complexity of coordinating multiple development uses, made Ulmanor a distinctive transaction within the Fredericksburg commercial real estate market. The partnership between Greystar, Lennar and Regency Centers creates an opportunity to develop the property as a cohesive project while bringing together residential, multifamily and commercial uses. "The only way a project of this magnitude was able to reach the finish line was through the dedication, persistence and, most importantly, cooperation of everyone involved," said Ben Keddie, SIOR, CCIM, of Coldwell Banker Commercial Elite. "The addition of Trader Joe's is definitely the trophy that the community will celebrate, but when companies like Greystar, Lennar and Regency Centers are willing to make this level of commitment to our market, it speaks to how Fredericksburg is evolving and how much confidence there is in its long-term growth. Ulmanor is a great example of the kind of large-scale, institutional-quality investment we expect to see more of in this region." "Ulmanor was a truly unique transaction, not only because it represented one of the largest remaining undeveloped tracts in the City, but because of everything that had to come together to get it across the finish line," said Brian Cunningham, CCIM, Senior Vice President with Coldwell Banker Commercial Elite. "Coordinating three development groups through an extensive rezoning and a two-and-a-half-year transaction required tremendous cooperation. Greystar, Lennar and Regency worked together to turn a complicated piece of real estate into a project that will have a lasting impact on Fredericksburg. After working in this market for many years, seeing Trader Joe's come to Fredericksburg is especially rewarding. It has long been one of the region's most requested retailers, making its arrival a real win for our community." The planned Trader Joe's represents a notable addition to the project's commercial component and fulfills a long-standing request among Fredericksburg-area residents. Combined with the new residential and multifamily development, the project is expected to create a new destination along the Cowan Boulevard and Fall Hill Avenue corridor. For Coldwell Banker Commercial Elite, the closing reflects more than two years of work navigating the complexities associated with one of the City's most significant remaining development opportunities. From the extensive rezoning and coordination of multiple development partners to assembling the additional acreage necessary to meet infrastructure needs, the transaction represents a significant milestone for both the brokerage team and the continued evolution of the Fredericksburg market. About Coldwell Banker Commercial Elite Coldwell Banker Commercial Elite is a full-service commercial real estate firm serving Fredericksburg, Stafford, Spotsylvania and the surrounding Virginia markets. The firm provides commercial brokerage, leasing, investment sales, land and development services, property management and strategic real estate advisory services to property owners, investors, developers and businesses throughout the region.
Lennar data breach: what affected homebuyers need to know. Lennar Corporation, one of the nation's largest homebuilders, reported a cybersecurity incident in which an unauthorized party is said to have used social engineering to access some of its systems. Here is what the company has disclosed and what affected individuals may want to consider. Table of contents. What happened in the Lennar data breach. A social engineering attack reported on Lennar's systems. According to a notification letter Lennar Corporation provided to the California Attorney General, the company became aware of a potential issue involving a limited portion of its information systems on March 30, 2026. Lennar reports that it moved to secure its systems and engaged a third-party forensics team to investigate. The company states it then determined that an unauthorized party is reported to have used "sophisticated social engineering tactics" to access some of its systems between March 24, 2026, and March 30, 2026. Social engineering typically refers to tactics that manipulate people - rather than software vulnerabilities alone - into granting access or revealing credentials. Lennar says it concluded its assessment of what information may have been affected on July 30, 2026, and began notifying individuals whose sensitive personal information may have been impacted. As with many incidents of this kind, the full scope may continue to be evaluated, so details reported at this stage may change. What information may have been involved. The personal data that could be at risk. In its notice, Lennar states that the sensitive personal information of certain individuals "may have been affected." The company's letter indicates the information involved may include an affected person's name, contact information, and additional data elements. The specific categories are not fully detailed in the sample notification letter published through the California Attorney General, so exactly which data elements were involved for any given individual may vary and has not been publicly itemized. Because the specifics have not been confirmed for the public record, affected individuals are encouraged to treat the situation with appropriate caution. Where sensitive personal information may have been exposed, there can be an increased risk of identity theft, fraud, or targeted phishing attempts - even when a company reports it is not aware of any misuse of the information. Who may be affected by the Lennar Corporation breach. Homebuyers and customers who shared information with Lennar. Lennar Corporation is one of the largest homebuilders in the United States, with operations spanning many states, so the population of potentially affected individuals could be broad. The company's filing with the California Attorney General is generally required when an incident is reported to affect more than 500 California residents, which indicates the incident may have reached a meaningful number of people, though a total affected count has not been published. Individuals who purchased a home, applied for financing, or otherwise shared personal information with Lennar or its affiliated entities may want to review any notice they receive carefully. If you received a letter referencing Kroll identity monitoring services, that notification may indicate your information was among the data reported to have been affected. How Lennar responded and what protections are offered. Free Kroll identity monitoring and the company's stated measures. Lennar reports that, in response to the event, it contacted law enforcement, notified regulators, and implemented additional technical security measures intended to help prevent a similar incident. The company states it is offering affected individuals two years of identity monitoring services through Kroll at no cost, which reportedly include single-bureau credit monitoring, fraud consultation, and identity theft restoration support. If you received a notification letter, it should contain a membership number and enrollment instructions along with an activation deadline. Enrolling in the offered monitoring does not typically waive any legal rights you may have, but affected individuals who have questions about their options may wish to speak with a legal professional before making decisions. Steps you can take to protect yourself. Practical precautions while the situation is reviewed. While Lennar has reported it is not aware of any misuse of the information, taking a few precautionary steps may help affected individuals reduce risk: * Enroll in the offered monitoring. If you received a notice with a Kroll membership number, consider activating the identity monitoring services before the stated deadline. * Review your financial statements and credit reports. Watch for accounts, charges, or inquiries you do not recognize. You are entitled to free annual credit reports at annualcreditreport.com. * Consider a fraud alert or credit freeze. These are available at no cost through Equifax, Experian, and TransUnion and can add a layer of protection. * Stay alert to phishing. Be cautious of unexpected emails, calls, or texts referencing the incident, and verify communications through official channels before sharing information. * Keep your notice. The notification letter may be important if you choose to explore your legal options. This information is a general overview and is not legal advice; your situation may differ, and consulting a legal professional can help you understand rights that may apply to you.
