The Sept. 1 launch is the company's largest combined product release to date for Vrbo and Escapia, its property management software business. Some features are already live, others are due in the coming months, and Expedia Group says the rollout will continue into 2027. The changes matter because they address several pressure points for professional rental managers at once: filling short-notice availability, converting price-sensitive demand, increasing visibility in crowded search results, automating guest communication and managing reservations across multiple sales channels. Sponsored search becomes a new demand lever for Vrbo hosts. The most immediate commercial shift is Vrbo Sponsored Listings, now available globally after a pilot involving operators including AvantStay, Vacation Rental Collective and Liquid Life Vacation Rentals. Rather than charging for impressions or clicks, the advertising product uses a pay-per-booked-night model. Participating partners can bid for premium placement at the top of relevant Vrbo search results and are charged only when an attributed booking is completed. Vrbo says the minimum bid is $5 per booked night and campaigns can be started, stopped and adjusted through the Expedia Group Advertising platform. In a product guide published in August, Vrbo reported that pilot participants saw a 49% increase in bookings, a 39% rise in revenue and a 30% increase in booked nights. Those performance figures are company-reported results from the pilot rather than independently audited market benchmarks, but they help explain why Expedia Group is positioning sponsored placement as a tool for filling calendar gaps rather than simply as another brand-advertising product. More pricing tools target last-minute and deal-driven demand. Vrbo is also broadening the rate and promotion choices available to partners. Same-Day Bookings are already live for eligible properties, allowing managers to accept reservations within 24 hours of arrival when the booking is made before noon on the day of stay. Limited Time Offers are due next, giving participating listings greater exposure during Vrbo-led promotional periods such as Black Friday and seasonal sales. Non-refundable rates are also planned, enabling eligible properties to display a lower-priced non-refundable option alongside a refundable rate. The strategy is closely tied to Expedia Group's latest vacation-rental research. Its 2026 Built to Stay research, conducted across seven markets, found that 91% of vacation-rental travellers surveyed were influenced by promotions when booking. Another significant distribution change is the planned addition of Vrbo listings to Expedia packages. Once live, eligible vacation rentals will be bookable with trip components such as flights and car rentals, opening Vrbo inventory to travellers who prefer to assemble a trip in one transaction. That move builds on Expedia Group's broader vacation-rental distribution model. The company already promotes Vrbo inventory across its own brands and a network of more than 70,000 business partners, and its vacation-rental partner platform emphasizes wider distribution as one of the main benefits for professional hosts. Guest communication and cancellation rules become more automated. The update is not limited to revenue generation. Vrbo is also expanding the tools hosts use once a reservation has been made. The enhanced arrivals experience includes a centralized Welcome Guide containing directions, parking information, access instructions, check-in and check-out details and amenity guidance. Vrbo says guests receive the information before arrival and hosts can see whether access details have been delivered. New inbox templates can also be scheduled automatically around booking milestones or specific times. Property information tags in those messages can draw directly from the Welcome Guide, meaning a manager can update one source of information rather than repeatedly editing individual messages. Vrbo's messaging tools support automatic sends around events such as booking confirmation, check-in and check-out. Vrbo has also added two more flexible cancellation settings. Under its current cancellation-policy options, partners can offer a full refund until five days before check-in or until one day before check-in, alongside the platform's existing policies. A separate Host with Confidence protection program remains in beta. Expedia Group says the forthcoming product is intended to address property damage, chargebacks and income loss when a booking is cancelled because of guest-caused damage. Detailed terms have not yet been announced, so the eventual scope of coverage will depend on the final product conditions. Escapia redesigns its core reservation workspace. On the property-management side, Expedia Group is using the same release cycle to refresh Escapia, which serves professional operators managing larger vacation-rental portfolios. The new Reservation Grid is already live and replaces one of Escapia's most frequently used interfaces with a more visual calendar workspace. Managers can view booking source, payment status and stay type directly on the grid, while creating holds, reservations and quotes without moving between multiple screens. One of the larger workflow changes is multi-property quoting, which allows managers to compare several available homes for the same dates and send the options to a prospective guest in one email. Escapia says the grid is available to its partners without an additional add-on fee. The company's current product-update page also shows a steady sequence of releases this year, including support for Vrbo same-day bookings and incremental improvements to the reservation interface. Distribution optimization is another part of the roadmap. Escapia has already introduced folio-management and commission improvements for third-party online travel agency reservations, with additional automation planned as the platform works to simplify multi-channel operations. Vrbo Payments enters pilot as Expedia Group links payments and loyalty. The final major component is Vrbo Payments, currently in pilot. The service combines payment processing with fraud and chargeback support and is designed to reduce the operational work associated with collecting and reconciling guest payments. Expedia Group says it will also give participating properties access to One Key members booking with travel rewards. For property managers, the significance of the overall release lies less in any single feature than in how the pieces connect. Sponsored placement can increase exposure, same-day booking and promotions can convert different demand windows, package distribution can widen reach, while Escapia's reservation and payment tools aim to reduce the operational burden created by that additional demand.
