What believers are saying

  • Fora’s 2026 UK expansion signals strong landlord appetite for premium flexible office operators.
  • Revelio tracked 584 employees in March 2026, showing continued hiring and operating scale.
  • The move toward profit-share agreements with landlords improves capital efficiency and lowers upfront risk.

What critics are saying

  • Fora sold Germany in 2026, shrinking diversification and concentrating risk in London.
  • Fixed leases and management agreements at King’s Cross and Southbank pressure margins if occupancy slips.
  • A London demand downturn would force asset write-downs, tenant concessions, and another retrenchment.

What makes Fora Space unique

  • Fora combines hotel-style service with premium Central London workspace, unlike commoditized coworking.
  • Fora opened a 15,000 square metre King’s Cross flagship in 2026.
  • Fora secured 46,332 square feet at 76 Southbank, showing landlord trust.
