Requirements
  • A bachelor's degree in a relevant field or equivalent experience.
  • Ten years of residential property management experience, including a minimum of seven years in a senior management position.
  • Proficiency in computer systems and community management software, including Microsoft Office, iLuvLeasing, On-Site, and Yardi.
  • Demonstrated ability to supervise staff, manage operational matters, and solve problems.
  • Strong organizational, time-management, and communication skills.
  • Strong technical knowledge of building operations and maintenance.
  • Understanding of marketing trends, budgeting, and reporting, including strong financial skills and knowledge of generally accepted accounting principles.
  • Work authorization is required.
  • Must be able to move throughout buildings, ascend and descend stairs, and work in varying environmental conditions.
  • Ability to travel between the main office and site locations within the portfolio.
Responsibilities
  • Collaborate with property managers to optimize daily operations, implement financial strategies, and monitor budgets, including analyzing monthly financial performance, rent variations, and market intelligence.
  • Prepare owner reporting packages containing budgets, business plans, and monthly owner reports.
  • Provide leadership and mentorship to property management teams.
  • Provide asset management support for acquisitions and dispositions and communicate relevant information and key issues to ownership.
  • Contribute to strategic plans, address escalated resident concerns, and identify growth opportunities to improve resident satisfaction.
  • Collaborate with the marketing team to maintain accurate marketing plans and adjust them as necessary.
  • Review leasing and occupancy activity and approve resident retention and renewal programs to meet budget and pro forma expectations.
  • Collaborate across departments to achieve property goals.
  • Ensure compliance with legislation, regulations, safety standards, company policies, government regulations, and Fair Housing requirements.
  • Manage assigned communities through frequent site visits and inspections to ensure property upkeep and compliance.
  • Review and inspect Capital Replacement Plans.
  • Manage recruitment and retention of site employees and ensure training milestones and requirements are met.
  • Be present on-site and address community-related matters with tenants, staff, vendors, and visitors.
  • Perform duties outside normal responsibilities as needed.
