Requirements
  • Ability to manage a maintenance team and supervise maintenance staff
  • Experience with electrical, plumbing, carpentry, appliance repair and painting
  • Organize and manage programs required by State and Federal Jurisdictions
  • Ability to direct contractors and work with Property Manager
  • Manage facility budget
  • Repair and treat structures (showers, sinks, appliances, doors/cabinets, walls, exteriors)
  • Manage make-ready process for vacant units and coordinate vendors
  • Handle daily flow of service requests
  • Submit weekly reports to corporate office
  • Working knowledge of HVAC systems and ability to maintain/repair/replace HVAC systems
  • Manage 24 hour emergency maintenance schedule
  • Schedule and complete preventative maintenance program
  • Coordinate special projects as directed
  • Professional and courteous demeanor with residents, visitors, contractors and employees
  • Follow oral and written instructions and maintain cooperative working relationships
  • 3+ years' maintenance experience or valid training
  • Prior supervisory experience
  • Universal CFC Certification
  • Lease Up experience (preferred)
  • CPO Certification (preferred)
  • Strong understanding of appliance, electrical and plumbing repair
  • Basic knowledge of HVAC and electrical circuitry
  • OSHA, building and safety standards up to date
  • Provide own basic tools and safe use/maintenance skills
  • Valid driver's license
  • Some weekend work is required
Responsibilities
  • Manage maintenance team member(s)
  • Electrical, plumbing, carpentry, appliance repair and painting
  • Organize and Manage the different programs required by State and Federal Jurisdictions
  • Meet with and direct contractors as needed
  • Work closely with the Property Manager to ensure all areas of the property are maintained to the Van Metre standards
  • Manage the facility side of the budget
  • Repair and treat structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors
  • Keep informed of pending vacant units and schedule all the vendors for the make ready process
  • Manage the daily flow of service requests
  • Submit the required weekly reports to the corporate office
  • Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems
  • Responsible for managing and carrying out 24 hour emergency maintenance schedule
  • Schedule and complete preventative maintenance program
  • Coordinate special projects as directed
Desired Qualifications
  • Lease Up experience preferred
  • CPO Certification preferred
  • OSHA 10 or 30 certification preferred
  • Experience with energy management and utility tracking systems
  • Experience with property management software (Yardi, RealPage, AppFolio)
  • Experience with budgeting and financial reporting
