  • Employment history demonstrating sales, marketing, internet, and customer service experience sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.

  • Ability to work weekends when scheduled and perform essential job functions unaccompanied.
  • Ability to physically access all exterior and interior parts of the property and amenities, operate golf carts where applicable, walk extended distances, and navigate stairs to multiple levels daily.
  • Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Perform in-person sales and leasing activities to achieve property revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours and apartment showings, processing applications, completing credit screening and criminal background checks, preparing leases and move-in packages, and ensuring smooth resident move-ins and lease signings.
  • Inspect apartments before resident move-in, ensure they are move-in ready, and schedule outstanding items with the maintenance team.
  • Monitor market and competitor conditions, develop and implement short- and long-term marketing plans and goals, and follow policies concerning concessions, specials, and other occupancy programs.
  • Design and execute offsite marketing activities, including resident referral and employer outreach programs, internet marketing, and property-specific marketing plans and programs.
  • Use the on-site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic and other resident information.
  • Inspect the marketing corridor, leasing tour, show units, model, and amenities daily; communicate maintenance and upkeep needs; merchandise the show unit; and prepare the leasing office for daily activities.
  • Follow up with prospects and new residents by email, notes, cards, telephone, or other contacts to finalize leasing and renewal decisions.
  • Support the lease renewal program by preparing and delivering renewal letters and packages, contacting renewing residents before move-out dates, and ensuring renewal documents are signed and implemented on time.
  • Respond courteously to resident and client or owner concerns and questions, take prompt action to solve problems, and document and convey requests to the appropriate individuals.
  • Complete accounting, financial, administrative, and other reports and perform other assigned duties.
  • Participate in industry-related associations, groups, and community activities that support professional development and business goals.
  • Work 40 hours in a regular work week and maintain required attendance and punctuality.
  • Travel locally as needed for training classes, market research, and other responsibilities.

  • Experience with Yardi or similar property management applications is preferred.
