Requirements
  • A minimum of three years of residential property management experience, with a focus on Low-Income Housing Tax Credit properties and lease-up activities.
  • Knowledge of both Low-Income Housing Tax Credit and Section 8 regulations and compliance requirements.
  • Strong financial acumen and experience with budgeting and financial reporting.
  • Proficiency in property management software, Microsoft Office Suite, Outlook, Yardi, and internet-based tools.
  • Ability to work independently and as part of a team.
  • Ability to accurately perform intermediate mathematical functions and all on-site resident management software functions.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to push, pull, lift, carry, or maneuver weights of up to 50 pounds independently and 100 pounds with assistance.
  • Ability to work scheduled hours consistently, work overtime when requested, and serve on-call as scheduled or necessary.
  • High school diploma or GED.
Responsibilities
  • Oversee day-to-day property operations, including leasing, rent collection, maintenance, and resident relations.
  • Develop and implement property management policies and procedures to improve operational efficiency.
  • Ensure compliance with Low-Income Housing Tax Credit and Section 8 regulations, including tenant eligibility, income certifications, reporting requirements, tenant files, and regulatory documentation.
  • Prepare and manage property budgets, including operating expenses and capital improvements.
  • Monitor financial performance, prepare financial reports, and ensure timely rent collection.
  • Address resident concerns, resolve conflicts, promote community engagement, and organize resident events and activities.
  • Coordinate maintenance and repair activities, conduct regular property inspections, and ensure the property is well-maintained and meets safety standards.
  • Supervise and train property staff on Low-Income Housing Tax Credit regulations and company policies.
  • Promote teamwork and accountability among property staff.
  • Build relationships with local organizations, government agencies, and community stakeholders to promote the property and its services.
  • Stay informed about local housing trends and resources to better serve residents.
  • Maintain a commitment to ongoing personal development and career growth through corporate and external learning activities.
  • Travel occasionally to owner gatherings and attend resident events held after hours.
Desired Qualifications
  • Certification in property management, such as Certified Occupancy Specialist, Certified Property Manager, Certified Apartment Manager, or Housing Credit Certified Professional.
