Requirements
  • At least 2 years of related experience.
  • Apartment community experience is required.
  • Working knowledge and proven ability to repair and maintain drywall, lock changes, light electrical systems, carpentry, flooring, and plumbing.
  • Ability to work emergency on-call rotations, including nights and weekends.
  • Successful completion of a background check and drug screen.
  • Valid driver's license and clean driving record.
  • Ability to troubleshoot problems and develop solutions.
  • Ability to maintain accurate records and work independently in time-sensitive situations.
Responsibilities
  • Perform assigned maintenance tasks to ensure the property meets safety, appearance, and operational standards.
  • Respond promptly to resident service requests and resolve work orders.
  • Complete apartment make-ready work, including punch lists, cleaning, painting, flooring, caulking, wall preparation, fixture and cover replacement, and final touch-up work.
  • Provide 24-hour, seven-day-per-week emergency maintenance service through on-call duties.
  • Maintain inventory of parts and supplies, report shortages, and keep the maintenance shop organized.
  • Inspect apartments, building systems, common areas, and grounds, and correct or report deficiencies.
  • Handle, complete, and document assigned service requests and preventive-maintenance work orders.
  • Perform maintenance and repairs involving plumbing, HVAC, carpentry, appliances, carpeting, drywall, grounds, and electrical systems.
  • Assist with moving appliances and abandoned furniture and with unloading and storing supplies.
  • Correct unsafe conditions immediately and follow safety procedures.
  • Maintain records of preventive maintenance, work orders, service requests, make-ready status, and work in progress.
  • Prepare vacant apartments for occupancy within three to five days of vacancy.
  • Communicate ready-unit status and new maintenance needs to leasing personnel.
  • Assist with maintaining the physical appearance, condition, cleanliness, and curb appeal of the property.
  • Assist with resident retention initiatives and property-issued communications.
  • Perform other duties assigned by management.

  • HVAC experience is strongly preferred.
  • Multilingual ability is a plus.
  • Strong customer service philosophy and a can-do attitude.
