Requirements
  • At least five years of related experience.
  • Apartment community experience is required.
  • Experience with drywall, lock changes, light electrical work, carpentry, flooring, and plumbing is required.
  • HVAC Type I and Type II certification is required.
  • Knowledge of third-party government agency inspection protocols, including REAC and State Finance Agency inspections, is required.
  • Experience leading a team is required.
  • Strong verbal communication and interpersonal skills are required.
  • The ability to work independently, take initiative, multitask, prioritize efficiently, troubleshoot problems, and work under pressure or in emergency and time-sensitive situations is required.
  • A valid driver's license and clean driving record are required.
  • Possession of personal hand and power tools is required.
  • Successful completion of a background check and drug screening is required.
Responsibilities
  • Oversee all day-to-day physical operations of the property while meeting safety, appearance, operational, and budgetary standards.
  • Manage the inventory of ready apartments and coordinate apartment preparation for marketing, leasing, and move-in.
  • Schedule and supervise maintenance staff and contractors, delegate maintenance tasks and work orders, and lead maintenance workflow processes.
  • Provide emergency maintenance service through on-call duties, including nights and weekends as required.
  • Inspect apartments, building systems, common areas, and grounds, identify deficiencies and maintenance needs, and recommend corrective actions.
  • Document capital improvement and contracted needs, develop scopes of work, solicit competitive bids, provide bid packages to the Property Manager, and oversee vendors during projects and seasonal contracts.
  • Order and maintain inventory of parts and supplies, keep the maintenance shop organized, and maintain capital inventory controls.
  • Maintain the property's attractiveness, physical appearance, cleanliness, condition, and curb appeal.
  • Assign, complete, and document service requests and work orders involving plumbing, HVAC, carpentry, appliances, carpeting, drywall, grounds, electrical systems, and other repairs.
  • Correct unsafe conditions immediately and follow safety procedures.
  • Maintain accurate records, schedules, inspection logs, preventive maintenance documentation, work orders, service requests, make-ready status, and work-in-progress records.
  • Prepare vacant apartments for occupancy within three to five days, including trash-out, cleaning, painting, flooring, caulking, wall preparation, fixture and cover replacement, and completion of make-ready punch-list items.
  • Inspect ready apartments daily, document additional maintenance needs, and communicate ready-unit status to leasing.
  • Assist with resident retention initiatives, resident functions, promotions, newsletters, and property communications.
  • Assist with moving appliances and abandoned furniture and unloading and storing supplies.
  • Maintain confidentiality of resident, applicant, employee, and company information.
  • Drive a company vehicle when required and perform other duties assigned by management.
