Requirements
  • An undergraduate degree in construction management or engineering is preferred.
  • At least 12 years of Construction Superintendent experience is required.
  • At least 12 years of leadership experience is required.
  • Experience leading projects valued at $20 million or more is required.
  • Subject matter expertise in ADA, BGE, energy, steel, and HVAC is required.
  • Mastery of construction technical competencies across different types, scales, and complexities is required.
  • Proficiency in Procore and Microsoft Office Suite, including Microsoft Project, is required.
  • Expert understanding of boilerplate subcontractor agreement clauses and articles, including Attachment A scopes, is required.
  • In-depth understanding of building and Authority Having Jurisdiction inspection requirements is required.
  • Ability to successfully lead an OSHA inspection is required.
  • Mastery of interpreting and constructing blueprints, civil planning documents, specifications, and contract documents is required.
  • Ability to independently complete quality-control lists and checks for all trades is required.
  • Ability to assess the percentage of work completed for clients and lenders is required.
  • Expertise in conflict resolution is required.
  • Ability to multitask and maintain strong attention to detail is required.
  • Excellent proofreading, oral communication, written communication, interpersonal, and professional engagement skills are required.
  • Ability to make proactive decisions and process new information and complex topics quickly is required.
  • Ability to lift 50 pounds, stand and walk for prolonged periods, and traverse construction jobsites in varying weather and terrain is required.

  • Maryland Department of the Environment Erosion and Sediment Control training, OSHA 30-Hour Training, CPR/First Aid, AED training, Diversity, Equity and Inclusion training, Sexual Harassment training, and CMA Assessment follow-up are required and may be completed after hire.
Responsibilities
  • Oversee project planning, scheduling, budgeting, and implementation for assigned construction projects.
  • Manage all on-site project activities with Project Managers, Project Engineers, Assistant Superintendents, field personnel, and subcontractors.
  • Deliver projects according to safety protocols, quality standards, schedules, and budgets.
  • Manage Project Engineers and Assistant Superintendents, including their growth and development.
  • Participate in preconstruction reviews, including trade coordination and quantity takeoffs.
  • Prepare and manage master project schedules using scheduling software.
  • Lead training discussions for Project Managers, Superintendents, and all-staff meetings.
  • Participate in business development activities through industry associations.
  • Review and sign off on submittals, shop drawings, and subcontractor tickets.
  • Manage the general-conditions budget, including estimating and bidding contractor items such as trailers and temporary facilities.
  • Make budget and schedule decisions to recoup or accelerate project schedules.
  • Manage expectations and processes for utility and service stakeholders such as BGE and Comcast.
  • Audit project schedules and develop recovery schedules when needed.
  • Develop and manage relationships with city inspectors.
  • Create and manage site-specific and general quality-control checklists.
  • Manage, mentor, and coach direct reports toward job, professional, and personal development goals.
  • Lead and participate in team assessments and personnel reviews.
  • Attend third-party trade, testing, ADA, and Green inspections as needed.
  • Engage regularly with owners and design teams through correspondence.
  • Manage punch-list completion.
  • Perform and verify quantity takeoffs and order confirmations as needed.
  • Manage progress updates and project hurdles for owner meetings.
  • Manage subcontractor Attachment A scopes and scope reviews.
  • Work with the Project Manager to create and manage the master Critical Path Method schedule.
  • Initiate subcontractor notices regarding safety, delays, and back charges.
  • Initiate Requests for Information to applicable parties.
  • Prepare accident reports as needed.
  • Prepare and maintain three-week look-ahead schedules consistent with the Critical Path Method schedule.
  • Maintain daily project photo records and labeled albums.
  • Maintain weekly on-site hard-copy as-built drawings.
  • Manage worksite trailers and temporary facilities, including procurement pricing.
  • Partner with the Project Manager to define and manage project team roles and responsibilities.
  • Manage purchased deliveries.
  • Prepare and lead pre-installation meetings.
  • Lead daily foremen's stand-up meetings and coordinate daily activities.
  • Lead the zero-tolerance safety policy and remove violators from the site.
  • Lead safety orientations and maintain attendee logs.
  • Lead safety inspections and assist third-party safety inspectors.
  • Manage assigned projects within budget and schedule.
  • Ensure weekly site safety inspections and daily quality-control observations are performed on assigned projects.
