- A Bachelor's Degree in a related field, such as accounting, business management, or real estate, or 5-10 years of related experience, or an equivalent combination of education and experience.
- At least 2 years of experience in corporate commercial or retail lease administration.
- Working knowledge of the retail real estate industry, with emphasis on lease administration.
- High proficiency with Excel, including creating reports and analytics and managing and sorting mass data.
- Experience working with lease management software such as ProLease, Lease Harbor, Tango, Quarem, or Lucernex.
- Familiarity with retail lease transactions.
- Basic understanding of budgeting and corporate financial systems.
- Knowledge of Microsoft applications, including Excel, Word, and PowerPoint.
- Strong verbal and written communication skills with all levels of an organization.
- Customer service skills.
- Ability to work well with others in a team environment.
- Ensure that monthly base rent and additional rent payments are completed accurately and on time.
- Coordinate with the accounting team to ensure correct coding for payments and landlords.
- Assist the Senior Vice President of Real Estate in building and tracking annual rent budgets.
- Create rent analysis reports using Excel and lease management software such as Quarem.
- Audit annual operating expense reconciliations for retail locations to ensure accuracy and achieve savings when possible.
- Collect, manage, and audit rent invoices.
- Track critical dates, including lease expirations, renewal options, and termination options.
- Review new leases and lease amendments and accurately enter information into the lease management software.
- Create lease abstracts.
- Ensure that leases comply with the company’s real estate standards.
- Review estoppels and SNDA agreements to confirm accuracy and assist the real estate team with execution.
- Gather appropriate data from the Construction Project Manager for tenant allowance recapture.
- Submit documents to landlords and track payment status.
- Maintain professional business relationships with landlords and resolve lease or maintenance issues.
- File and organize physical and electronic lease documents.
- Prepare and update recurring portfolio status reports.
- Perform other duties as assigned.
