Responsibilities
  • Lead the process of tracking and organizing project-related information for the department's construction management projects.
  • Act as a point of contact and liaison with our internal transaction team, outside customers, vendors, and general contractors.
  • Coordinate the department's needs and meeting schedules with customers, vendors, and general contractors.
  • Compose and prepare routine correspondence for the department.
  • Walk construction sites and document progress.
  • Organize and maintain the filing system, both hard and electronic files, and manage the transfer of files to property management, customers, and/or consultants.
  • Oversee all internal fee invoicing and payments.
  • Update and maintain various forms (Owner agreements, job status report, RFP Forms, misc. construction documents).
  • Maintain building-specific documentation (PM Agreements, Building Standards, COIs, etc.).
  • Prepare and review AIA contracts for all necessary attachments (drawings, insurance, work letter, etc.).
  • Ensure that all construction policies and procedures are followed for the various owners and/or landlords.
  • Sort, distribute and follow up with project mail and e-mail; prepare outgoing packages, mail, and courier to meet daily deadlines.
  • Update and enter vendor contact information.
  • Prepare, bill, and maintain construction management fees as well as project ‘close-out packages’.
  • Coordinate special projects to improve the teams’ processes.
  • Build lasting relationships with owners, design teams, subcontractors, and Stream team by acting with the highest level of integrity.
  • Network with owners, architects, engineers, and other business prospects in the community, and assist in business development to secure new work.
Desired Qualifications
  • 1-3 years of prior project experience or administrative experience in construction or real estate development is preferred.

Tesla Megafactory Sold in Brookshire

Tesla Megafactory sold in Brookshire. BROOKSHIRE, Texas - Stream Realty Partners announced the sale of two more buildings at its 10-building Empire West industrial development in Brookshire west of Houston. Buildings 9 and 10, totaling nearly 1.7 million SF near Woods Road and Interstate 10, are 100% leased to Tesla under a long-term agreement. Tesla is establishing a Megafactory to manufacture batteries for large-scale energy storage at the campus. BGO, on behalf of an institutional investor, acquired the buildings from Stream. BGO is a global investment management and advisory firm with $90.4 billion in assets under management. "Empire West has become Houston's premier industrial project, as evidenced by the depth of investor interest and the caliber of users on campus," said Justin Robinson, Executive Managing Director & Partner within Stream's Industrial Development Services group. "This portfolio combines scale, heavy power availability, and cutting-edge design, positioning the project for long-term outperformance." Stream acquired 300 acres of land just west of Amazon for Empire West in 2019. Developed and delivered by Stream between 2021 and 2025, the fully-leased business park contains 10 buildings totaling nearly 4 million SF. In addition to Tesla, tenants at Empire West include H-E-B, Ferguson Enterprises, Professional Packaging, and others. Empire West has nearly a mile of frontage along Interstate 10. BGO's investment follows another recent sale at Empire West. NorthPoint Development, a privately held real estate firm based in Kansas City, Mo., acquired 1 million SF across Empire West Buildings 1, 3, and 8, plus a 16.6-acre outdoor storage yard. Stream Capital Markets' team led by Seth Koschak and Matteson Hamilton worked with Eastdil Secured on both transactions. CBRE expands LA North team; Stream targets healthcare business; Inland names investment CEO. CBRE said it expanded its executive ranks in the Los Angeles North region with the hiring of Josh Caruana as market leader to oversee its Glendale, Woodland Hills and Oxnard offices. It also hired Patrick McGrath as executive managing director for the South Bay region. Caruana joined the firm from Marcus & Millichap, where he worked in leadership roles in Southern California and Indianapolis. McGrath previously served as chief information officer and president for the West region of Savills North America. The brokerage said Caruana will work to expand its business across the San Fernando Valley, Tri-Cities and Ventura County, California, areas. McGrath's South Bay work will focus on an area with several aerospace, defense and technology firms, in cities such as El Segundo, Torrance, Redondo Beach, Hermosa Beach and Inglewood. Karen Bryant joined Stream Realty Partners as senior vice president of healthcare, with the brokerage saying it is growing its services in medical real estate. Bryant, based at the company's office in San Antonio, will handle healthcare tenant representation, acquisition and development transactions across Texas, the firm said. She joined Stream from Christus Health, where she served as group vice president of strategy and business development. Stream Realty Partners also expanded its Chicago tenant representation team with the hiring of Brian Reaney as senior vice president. Reaney joined the firm from Newmark, where he served as a managing director, and held earlier roles at CBRE and Grubb & Ellis. Investment and finance firm Inland Real Estate Group named Matthew Fries as CEO and president of its division known as Inland Real Estate Investment Corp. The Oakbrook, Illinois-based company said Fries will oversee public and private investment platforms and transactions related to tax-advantaged commercial real estate investments. He joined Inland from Cetera Financial Group, where he served as head of investment products and partner solutions after working at Questar Capital and Securian Financial Services. Colliers said it added industrial brokers Stan Kwak, Selden McKnight, Zac Kolander and Jordan Haynes to its Irvine, California, office as it expands its Orange County services in that property category. The veteran team joined Colliers from Voit Real Estate Services and will handle tenant representation, leasing, development and investment transactions. The brokerage said it added Kwak and McKnight as senior vice presidents, Kolander as an associate vice president and Haynes as a senior associate. New York-based global investment management firm Cohen & Steers said it appointed Diana Shieh as chief operating officer and head of asset management for the company's Private Real Estate Group. Shieh worked previously at Oxford Properties Group, serving as senior vice president and head of U.S. asset management, after earlier work at Madison International Realty. Partner Valuation Advisors hired Matt Stephens as a director in its St. Louis office. Stephens served most recently as director of capital markets at Cushman & Wakefield. He is currently also a Midwest regional lead in Partner Valuation's national multifamily practice and a member of its national self-storage practice, the Chicago-based real estate consulting firm said. National developer Portman Holdings added Alex Barroso as an executive vice president of residential development in Raleigh, North Carolina. Atlanta-based Portman said Barroso will oversee business development, site sourcing, design and construction and initially focus on Raleigh and Central Florida. He joined the company from Vista Residential Partners, where he led development operations for the Carolinas after earlier work at Bainbridge Cos. Hospitality-focused Trinity Investments promoted Jake Lynch to senior vice president of strategic operations, overseeing a global property portfolio from the firm's New York office. He previously served as a vice president at the Miami-based company. Before that, Lynch held executive roles at BRE Hotels & Resorts, Starwood Hotels & Resorts and Marriott International.
