Requirements
  • Ability to maintain the required sales performance level and loss-to-sales ratio.
  • Ability to generate sales traffic, conduct advertising and promotional activities, and follow up with internet, phone, buyer, and Realtor leads.
  • Ability to use the LASSO company database and maintain accurate prospect, buyer, Realtor, traffic, and MLS information.
  • Ability to complete contracts and required forms accurately and promptly and communicate contract changes, loan status, cancellations, specification-sale contracts, and signed selection sheets.
  • Ability to coordinate mortgage, title, customer, closing, loan, complaint, walkthrough, and closing procedures.
  • Ability to maintain model homes, sales offices, supplies, finished and unoccupied homes, community signs, and home-security standards.
  • Ability to compile quarterly competitive market studies covering pricing, home sizes, features, and financing, and recommend product-line changes based on documented customer needs.
  • Ability to follow company safety rules and use discretion in negotiating contract agreements and making community advertising decisions.
  • Ability to stand and walk for four hours continuously or up to a full eight-hour day, sit for extended periods, kneel, bend, climb stairs, walk on uneven terrain, use hands, reach, talk, and hear.
  • Ability to lift or move up to 25 pounds.
  • Ability to use close, distance, color, and peripheral vision.
  • Sales ability, computer skills, organizational skills, legal and business comprehension, customer service skills, financing skills, and construction knowledge.
Responsibilities
  • Sell new CB JENI townhomes and Normandy Homes and provide excellent service to prospects and customers.
  • Promote home sales and represent the company professionally, including through social marketing efforts.
  • Maintain the community sales performance level and loss-to-sales ratio established by management.
  • Generate sales traffic, maintain sign campaigns, contribute to advertising decisions, and follow up with community internet and phone leads.
  • Complete weekly traffic reports and enter prospect and Realtor registrations in the LASSO database.
  • Promote company products through mailings and visits to professional companies and Realtors.
  • List and maintain accurate homes in the MLS according to company guidelines.
  • Submit accurate contracts and required forms and maintain buyer and prospect information in the LASSO database.
  • Report revised contract information to the sales manager and community construction manager.
  • Check loan status with the mortgage company and buyer and provide updated loan-in-progress information to the Sales Coordinator.
  • Submit cancellations, specification-sale contracts, and time-sensitive signed selection sheets to the corporate office within 24 hours.
  • Conduct weekly buyer follow-up calls, handle email and phone follow-up, and make post-closing visits.
  • Schedule closing times with the mortgage company, title company, and customer and inform the corporate office.
  • Handle customer loans, problems, complaints, walkthroughs, and closing procedures.
  • Coordinate in-house walkthroughs before and through scheduled walkthrough dates.
  • Ensure model homes are open during established business hours and maintain their professional appearance, grounds, interiors, signs, and related facilities.
  • Maintain closing packets and present packets and house keys to new homeowners after closing and funding.
  • Maintain sales-office supply inventory and obtain sales-manager approval for supplies.
  • Check houses under construction and report discrepancies to the Corporate Construction Manager.
  • Maintain the appearance and security of finished and unoccupied homes in the community.
  • Attend and participate in training directed by the sales manager.
  • Compile quarterly competition market studies and make documented product-line recommendations.
  • Follow company safety rules.
  • Provide mentoring and coaching to sales assistants in the community.
  • Negotiate contract agreements and make community advertising decisions using independent judgment.
  • Schedule Realtor visits and promotional presentations off site.
Desired Qualifications
  • Bachelor's Degree preferred.
  • New home sales experience preferred.
  • Mortgage and construction experience is a plus.
