Responsibilities
  • Plan, schedule, conduct, and coordinate phases of the project including conceptual, schematic, design development, construction document and construction services
  • Prepare the project schedule
  • Discuss the project health, both administratively and technically, with the operations leader
  • Alert the Business Operations Manager to any changing project conditions that need to be elevated to office leadership
  • Maintain and weekly update the project planner for all phases of projects to discuss during weekly staffing meetings with studio leadership
  • Issue add services and get them approved in a timely manner prior to starting work on any additional scope
  • Utilize Ware Malcomb’s resource groups for design, preparation of design and construction documents
  • Provide construction services (site visits, review shop drawings, etc.)
  • Coordinate with the contracts team for the successful execution of the project contract
  • Represent Ware Malcomb at required jurisdiction public design review or development approval meetings and project presentations when required
  • Assemble the consultant team for the project; identify scope of work, collect fees, select consultants, and facilitate contracts
  • Assist the studio leader by being a resource to mentor junior project members
  • Assist in writing and reviewing proposals and the consultant team with the studio leader
  • Coordinate with the accounting team regarding accounts receivable, consultants payable, and invoicing
  • Coordinate the project consultants through all phases of the project
  • Work with the Quality Control studio, peer reviewer, or dedicated Project Architect to review all phases of the contract documents prior to issuance
  • Assist the studio or office leader with marketing as requested to existing and new clients for repeat or new work

Ware Malcomb new hires signal San Diego expansion. ARCHITECTURE: Leadership Team Sets New Growth Goals March 25, 2026 SAN DIEGO - Ware Malcomb, an architectural and design firm based in Irvine, has appointed a cadre of new leaders, including promoting Angela Ryan as San Diego office leader. In her new role, Ryan said that she went from focusing on interior architecture, "whether that's workplace, healthcare and retail" to "oversee all of the groups, which includes our shell architecture team, science and technology, our civil engineering team, everyone in the San Diego office." Ryan joined Ware Malcomb in 2016 as a senior project manager. Most recently, she was a principal, overseeing the firm's healthcare, retail and interior design teams. Ryan said that the goal for the San Diego office, which has a staff of 34, is to grow by 20% to 30% in staff and revenue over the next five years. She declined to release revenue figures. "I'm really focused on creating a sense of belonging for our team and recognizing their own unique abilities and so, I've been spending more one-on-one time with every single person in the office to make sure that I understand their personal goals," Ryan said. Calling it "a fun opportunity to kind of change the mood and culture in the office" Ryan said that she often makes coffee and other beverages for the staff. That personal touch is to "let people know I care about them," Ryan said. Company-wide, Ware Malcomb has grown nationally from about 700 employees when she joined the firm to 844 employees, Ryan said, with a goal of doubling in size. "It doesn't necessarily mean we're going to double our staff here," Ryan said. Diverse local projects. The firm has several active Escondido projects with Neighborhood Healthcare, along with a handful of others in San Diego County that Ryan declined to detail because of confidentiality agreements. The Neighborhood Healthcare projects include converting a two-story building of 18,400 square feet, with a 1,600-square-foot outdoor patio, into a PACE (Program of All-Inclusive Care for the Elderly), a Medicare and Medicaid program meant to help people meet their healthcare needs in the community instead of a nursing home. The project includes a 4,000-square-foot adult daycare, with a 4,000-square-foot medical clinic, and offices and a 4,000-square-foot adult daycare with a full-service kitchen. The work involves removing a central staircase, enlarging exterior openings, creating a new front entry with a ramp and adding a canopy over outdoor seating. Ware Malcomb is also renovating a YMCA neighborhood health clinic in Escondido for Neighborhood Healthcare and renovating a 10,400-square-foot behavioral health center. Ware Malcomb also provided architecture and design services for the new 133,000-square-foot headquarters of Vuori, a clothing retailer. With collaboration zones, private offices, product development areas, a large lobby and a central breezeway, the two-building campus brings together more than 500 employees. A neutral color palette allows Vuori's vibrant apparel to stand out, while natural light and airy layouts including open loft workstations and large sliding doors encourage well-being and creativity. The large double ceiling height lobby, with stadium seating, serves as an active gathering space for yoga classes, breathwork, and teambuilding to bring a sense of mental and physical health into the workspace, according to Ware Malcomb. Steady market. Looking ahead, Ryan said that the firm is pursuing retail work in El Centro and continuing its work with biotech and life science companies. Although the biotech and life science market has slowed, "in San Diego, we have still had more work starting to come in, especially in the last year, and so we're starting to pick up speed. I wouldn't say it's getting back to where it was," Ryan said, adding that the firm is working on a 90,000-square-foot office and lab building in San Marcos, but the details are confidential. The overall market for office property has slumped, but Ryan said that so far the market has been steady for Ware Malcomb. "Class A office work has done well for our team in San Diego," Ryan said. "It's not necessarily representative of what the market is doing because, yes, I think there's been a lot of shift in that side of things. San Diego Business Journal has stayed busy through the (COVID-19) pandemic and even post-pandemic. "I think we've built a really good reputation with the landlord accounts in town, so we've continued to service them with amenity improvements or campus repositions as they tried to evaluate what to do with different properties they have, as well as tenant direct work and we've been fortunate to get both," Ryan said. One big difference since the pandemic is that companies are looking for less space. Where in the past it wasn't unusual for a company to want to lease full floors in office buildings with some of the bigger clients looking for 135,000 square feet of space, Ryan said it's more common of late for some to want 10,000 square feet or less as they downsize. "Multifamily is an area that we hope to grow in San Diego. There are a few other firms in town that have a pretty good hold on that market. I would say we're newer here," Ryan said. "In the Midwest, we do a lot of multifamily." Ryan said she also hopes to do more higher education work. "We have not done as much educational work in the past. There's been a little bit here and there, mostly private or charter (school) work," Ryan said. "I'm hopeful, because there's a lot of grant money out there for educational work. There's definitely opportunity." "For us, I would think we're seeing healthcare, retail and even some of science and technology doing well," Ryan said. "Those markets we see continuing to grow, especially health care, and so I would expect that to continue into the future and we're leaning into that." In addition to appointing Ryan as San Diego office leader, Ware Malcomb promoted Sergio Valentini to regional vice president. Valenti joined Ware Malcomb in 2019 and has led the firm's Los Angeles, Irvine and Inland Empire offices since 2023. He will assume the same role as regional vice president in San Diego, continuing in Ware Malcomb's other Southern California offices. Diane Guo was appointed director of regional business operations in Southern California and Eric Namisniak was promoted to director of architecture in the firm's Irvine office. Leaps & Bounds: Transforming a Flooded Site into a Place of Possibility

Leaps & Bounds: transforming a flooded site into a place of possibility. How innovative civil engineering turned a long-standing flooding challenge into a foundation for growth and community impact. Sometimes the most impactful projects start with a simple conversation. For Ware Malcomb, it happened when I met Dr. Cassandra Sanders, the founder of Leaps & Bounds Pediatric Therapy and learned about a challenge that had been holding back her dream for years. Every time it rained, her property flooded. Fifteen thousand square feet of land was completely unusable and staff relied on portable pumps to remove the water. Leaps & Bounds had big dreams, to build a new covered arena to expand their adaptive riding program and serve more families on their growing waitlist. But first, they needed a permanent solution, and that's where Ware Malcomb came in. Its civil engineering team is experienced in designing drainage and stormwater management systems whether to meet regulatory requirements or to solve a drainage issue. Ware Malcomb work with clients across the Americas to design economical solutions to solve a variety of needs or goals. The Challenge: Leaps & Bounds is more than a therapy center, it's a lifeline for families across the Inland Empire and Orange County. Their programs include pediatric physical, occupational and speech therapy. The property sits at the downstream end of a rural drainage area, right next to a County Flood Control channel. With no robust municipal drainage system, every storm turned the site into a pond, sometimes with water four feet deep. After every storm, staff relied on portable pumps to clear the water. Meanwhile, the inability to expand meant the waitlist for therapy continued to grow, leaving more families waiting for care. (The constant battle of flooding at the site after every storm made riding impossible). The Solution: Ware Malcomb partnered with Leaps & Bounds to design a permanent drainage system that would eliminate flooding and unlock the site's full potential. Key improvements included: * Underground Stormwater Chambers: Replacing an underperforming shallow basin with a deeper detention system in better soils, allowing the area to be backfilled and repurposed for therapy activities. * Permanent Storm Drain Connection: Instead of relying on pumps, Ware Malcomb designed a gravity discharge system to a newly improved Riverside County flood facility with a unique junction structure and flap gate to prevent backflow, an innovative and cost-effective solution that eliminated the need for costly pumps. * Surface Grading & Drainage Enhancements: Minor site grading and strategic improvements to optimize water flow. * Low Impact Development (LID): Maintaining the previously permitted LID Best Management Practice (BMP) the new and improved infiltration BMP promotes infiltration to recharge groundwater and reduce runoff, exceeding sustainability requirements. The Journey: The project required extensive coordination with the City of Norco and geotechnical engineers to amend an outdated Water Quality Management Plan. To permit its new system, Ware Malcomb had to amend that plan and prove its approach met infiltration requirements and permit a new permanent connection to a recently improved Riverside County Flood Control and Water Conservation District facility. That meant extensive coordination with the geotechnical engineer and strategic field investigations to optimize chamber depth and location for cost-effective performance. Securing an encroachment permit for a permanent storm drain connection was critical. The design had to handle a 100-year flow under pressure and prevent backflow into the site. Its solution? A custom junction structure with a flap gate that transitions to gravity discharge as the detention system fills, eliminating the need for expensive pumps and protecting the building from flooding. Leaps & Bounds can finally expand its programs and serve more families who have been waiting for care. For Ware Malcomb, this project wasn't just about civil engineering.
