Requirements
  • A high school diploma or equivalent is required.
  • Knowledge of Housing and Urban Development programs, including HOPE 6 and project-based Section 8, is required.
  • Proficiency in Microsoft Windows, Microsoft Excel, and Microsoft Outlook is required.
  • A valid driver's license, an insured vehicle, and the ability to travel between properties are required.
  • The ability to work periodic flexible hours is required.
  • The ability to travel by plane and automobile is required.
  • The ability to work at property locations within or near transitional neighborhoods is required.
  • The ability to climb stairs, take elevators, bend, squat, and reach overhead is required.
Responsibilities
  • Provide first-line customer service for prospective and current residents and property guests, and maintain a welcoming environment in the leasing office.
  • Lead property tours, show vacant units, and market property amenities.
  • Track and follow up on referrals, walk-ins, and phone inquiries.
  • Develop and maintain a reference book covering property features, amenities, unit sizes, vacancies, rental rates, and current leasing promotions.
  • Assist with developing and coordinating leasing events and resident promotional activities.
  • Prepare leasing checklists and packages containing required forms, deposits, schedules, and information.
  • Process lease applications.
  • Complete and maintain lease files for each rental and ensure required documentation is included.
  • Collect rental deposits and rent, and deliver deposits to the bank.
  • Use maintenance software to enter and track work orders.
  • Inspect apartments for move-in and move-out condition and turnover status.
  • Prepare and distribute required reports, monthly newsletters, tenant correspondence, and related communications.
  • Work with management to develop and implement residential programming, including special events and ongoing instructional and recreational activities.
  • Assist the Property Manager with annual resident recertification.
  • Visit comparable properties and assist the Property Manager in preparing quarterly competitive market analyses.
  • Maintain compliance with company policies and laws affecting property marketing and leasing, including the leasing agreement, Landlord-Tenant Code, Fair Housing laws, and other applicable laws.
  • Order office supplies and welcome gifts for new residents.
  • Assist with developing and implementing resident services programming.
  • Maintain regular daily office hours and ensure adequate coverage on weekends and holidays.
  • Adhere to the invoice approval policy; the position has no authority to purchase goods or services.
Desired Qualifications
  • One year of experience in multifamily property management is preferred.
  • Experience in affordable housing is preferred.
  • Experience with the Low-Income Housing Tax Credit Program and/or HOPE 6 is preferred.
  • Proficiency in Yardi is preferred.
  • Excellent customer service skills are preferred.
