Requirements
  • A high school diploma or GED is required.
  • At least one year of experience in property management or a maintenance- or inspections-related field is required.
  • Reliable transportation is required.
  • A valid driver's license and clean driving record are required.
  • Valid auto insurance must be maintained.

Responsibilities
  • Walk assigned homes to ensure vacant on-market homes are move-in ready.
  • Conduct quality control, move-in inspections, home curation, and cataloging.
  • Perform minor home repairs, including changing smoke detector batteries, light bulbs, and filters and winterizing homes.
  • Prepare homes for scheduled move-in by identifying issues, removing signage, re-keying homes, managing keys, and reprogramming garage remotes.
  • Submit vacant service requests as needed.
  • Perform light cleaning, including sweeping, wiping surfaces, and removing trash, to ensure homes show well and are prepared for new residents.
  • Verify utilities are connected, including meeting utility vendors at homes to provide access when needed.
  • Ensure Smart Home systems are operational and follow the Lock and Security Device Policy.
  • Install and remove portable self-show lockboxes as applicable.
  • Inspect homes for scam activity and ensure marketing materials, including fraud signs, are present.
  • Perform occupancy checks on eviction homes or homes suspected of being skipped or occupied by trespassers, including taking photos and communicating home status to applicable team members.
  • Post notices on homes and communicate status with photos to applicable team members.
  • Appear at eviction lockouts as needed.
  • Follow the fleet vehicle maintenance schedule, maintain an organized and clean vehicle and workspace, and manage fleet inventory within company guidelines.
  • Perform administrative functions in customer service as assigned.

  • Property maintenance and repair skills are preferred.
  • Customer service experience is preferred.
  • Comfort with technology is required; Salesforce and Yardi knowledge are a plus.

Progress Residential secures $384.7M refinancing for multi-state rental portfolio

Progress Residential secured $384.7 million in refinancing from Goldman Sachs Mortgage Company for a multi-state single-family rental portfolio. The deal, closed on 25 June at an 83% loan-to-value ratio, covers properties valued at $462.1 million. The portfolio includes 64 homes across 14 Broward County cities in Florida, valued at $71.7 million, or over $1.1 million per property. Progress Residential is a subsidiary of New York private equity firm Pretium Partners. The refinancing closed two weeks before the 21st Century ROAD to Housing Act became law on 11 July. The legislation limits large investors owning at least 350 single-family homes from purchasing additional existing properties, though it permits portfolio refinancing.
