Requirements
  • A High School Diploma is required.
  • A Bachelor's degree is preferred.
  • At least 5 years of experience is required; 7 years is preferred.
  • U.S. Citizenship and a successful background investigation are required.
  • The ability to obtain and maintain a government security clearance is required.
  • Willingness to comply with government vaccination requirements is required.
  • Knowledge of facility engineering, regulatory provisions, and operations and maintenance standards applicable to real property facilities is required.
  • Ability to use Microsoft Office and AutoCAD software is required.
  • Ability to use DMLSS, Logicole, Builder Sustainment, Real Property Asset Sustainment Management System, GENEX, and Tririga is required.
Responsibilities
  • Provide support for facility maintenance programs, including preventive-maintenance scheduling, replacement and repair planning, data tracking, infrastructure performance and history management, and facility inspections.
  • Assist with scheduling, monitoring, and conducting on-site inspections of facility maintenance work performed by outside contractors.
  • Coordinate facility work orders and contractor projects, set priorities and completion dates, and provide facility engineering guidance to contractors.
  • Monitor operations and maintenance, custodial, and grounds services for contract compliance; identify performance problems and recommend corrective actions.
  • Prepare work orders, maintain control logs, document completed contractor work, develop AF 332s, and coordinate project approvals with the local Air Force Engineering Squadron.
  • Coordinate new project requirements with Occupational, Safety, Fire, and Infectious Control Offices and assist in preparing and presenting briefings.
  • Assist with performance review meetings, document contractor discussions, assess work efforts, and follow up on corrective actions.
  • Implement the three phases of inspection for construction projects: Preparatory Phase, Initial Phase, and Follow-up.
  • Respond to occupant complaints and inquiries about building services, policies, and regulations.
  • Keep occupants informed about building services, service interruptions, facility projects, renovations, and scheduled maintenance.
  • Coordinate facility management issues, implement work-order requests, communicate with interested parties, resolve disagreements, and obtain decisions when necessary.
  • Use DMLSS and Logicole to maintain accurate facility project and room inventory data, generate and submit work-order requests, and approve work orders.
  • Use Builder Sustainment and the Real Property Asset Sustainment Management System to manage infrastructure.
  • Use GENEX and Tririga to submit facility projects to the 502nd for approval.
  • Assist with project-scope development, construction and repair projects of limited scope, and coordination of design criteria, plans, specifications, and estimates.
  • Review proposed projects for feasibility, shared resources, bundled work orders, and cost-efficiency opportunities.
  • Apply facility-operations principles, concepts, and methods to design projects and facility work assignments.
  • Use Microsoft Office to develop reports, presentations, spreadsheets, memorandums, and other documents containing narrative and statistical information.
  • Use AutoCAD to develop plans and drawings for new projects and modifications to existing building floor plans.
  • Maintain positive working relationships with occupants and customers by explaining facility policies and resolving issues.
  • Communicate with managers, employees, military staff, supervisors, and technical, professional, and administrative personnel on and off the installation.
Desired Qualifications
  • Seven years of experience is preferred.
