Manager, Security, Fire & Life Safety - Contract
JLL is seeking a Manager, Security, Fire & Life Safety who will report to the Senior Property Manager and will have direct responsibility for the implementation, administration and compliance of various Security, Fire Prevention and Occupational Health & Safety programs within the property (Metropolis at Metrotown). The Manager will be responsible for overseeing the management of the security services contract, implementing initiatives to mitigate risk and increase the safety and security of the property, and upholding and creating effective policies and procedures.
WHAT YOU’LL BE DOING
Security:
Provide leadership and directly manage the security services contract, through designated contract management representatives, ensuring that the contractor;
Works with the contractor and develops competent security & life safety personnel;
Provides contract personnel with the applicable training, proper equipment and procedures to carry out their duties to a high standard, track and manage KPIs;
Appropriately deploys security & life safety personnel to maximize the safety and security of the property;
The incumbent will be vigilant for threats and risks to property and submit recommendations to the Operations Manager that will mitigate impacts on occupant safety and maintenance of operations.
Create, implement, and manage all security and operational SOPs, in conjunction with Property Managers and Operations Manager;
Manage, track, and respond to PIRs, PDRs, and Incident reports together with Property Managers, Operations Manager to communicate incidents to Risk Management. Notice to contractors, and/or customers if applicable;
Manage access and key tracking at the property;
Manage tenant parking program and parking enforcement on the property;
Fire Prevention/ Emergency Preparedness:
Possess in-depth knowledge of the various fire prevention service contracts;
Assist the Operations Manager with contracts related to the various fire prevention maintenance programs;
Identify performance concerns in respect to the property fire prevention program;
Coordinate annual fire evacuation and other incident response simulations for all tenants and internal employees;
Carry out frequent testing of emergency incident management response protocols;
Occupational Health & Safety:
Manage contracts related to the property Occupational Health & Safety program and specifically will be the management chair of the applicable Joint Health and Safety Committee (JHSC);
Ensure that all applicable policies, procedures and practices are posted and shared with all JLL employees and contractors for the property;
Ensure that a rigorous Hazard Identification and Risk Assessment (HIRA) program is maintained within the property;
Ensure the regular data entry and maintenance of the RiskCheck system, more specifically the "HealthCheck" module in connection with the National Health and Safety at Work program. The Manager will also actively participate in the annual property evaluation with the RiskCheck representative;
Conduct H&S onboarding orientation with new hires for JLL;
Technology:
Maintain a good working knowledge of related technologies and provide recommendations as necessary including CCTV, Access Control, Fire Alarm, Intrusion and other related systems;
Manage and maintain Emergency Notification System for the property; ensure all templates are created and maintained, internal and external testing, and timely updates of contacts with assistance from Administrative Assistant;
WHAT WE’RE LOOKING FOR
College Diploma in a related discipline;
5-7 years overall security management experience in commercial properties greater than 1 million sq. ft.;
Experience in implementing and maintaining policies, procedures and practices, including in the following areas: security operations, emergency management, standing instructions, fire prevention, etc.;
Strong ability in managing people including abilities to motivate, coach, mentor, delegate and empower employees effectively, as well as build dynamic teams;
Good analytical, problem solving, decision-making, time management skills;
Diplomatic in dealing with all levels of the organization consistently transparent in providing facts and information for accurate decision-making;
Flexible and adaptable in dealing appropriately across a wide variety of social situations and in consideration of varied cultural and societal diverse peoples;
Confident ability to take charge in emergency situations to assure the security and safety of all persons concerned and to mitigate damage to the property;
Theoretical and practical knowledge of projects and procedures for requests for proposals and requests for information;
Good knowledge of federal, provincial and municipal laws and regulations related to safety, fire prevention and health and safety at work;
Sound knowledge and ability in identifying threats, hazards and assessing related risk related to the real estate management business sector, as well as the identification of reasonable policies, procedures, systems or hardware to mitigate the identified risk and contribute to a safe and secure property environment. Preferably, certification or expertise as a practitioner of Crime Prevention Through Environmental Design (CPTED).
An ASIS Board Certified Designation, Physical Security Professional (PSP) or an equivalent designation would be an asset.
Estimated total compensation for this position:
80,000.00 – 95,000.00 CAD per year
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
