INHP breaks ground on its first two affordable homes in City of Beech Grove. Two 1,260 square-foot homes to be built through INHP's second Indiana Housing and Community Development Authority award INDIANAPOLIS (June 30, 2026) - The Indianapolis Neighborhood Housing Partnership (INHP), is today breaking ground on two new affordable homes in Beech Grove, Ind. made possible with support from the City of Beech Grove, Franciscan Health and the Indiana Housing and Community Development Authority (IHCDA). The project marks the first time INHP is developing affordable homes inside Beech Grove city limits and the first single-family homes in the city to be funded through IHCDA. INHP acquired land for the homes from Franciscan Health at its former Beech Grove hospital site, which closed in 2012. The project is made possible by INHP's second successful application to IHCDA's HOME Investment Partnerships Program (HOME). INHP received its first HOME award for developing an affordable home in the City of Southport, completed in late 2025. "These new INHP-developed homes will transform an unused lot into beautiful, affordable homeownership opportunities for our residents," said Beech Grove Mayor James W. Coffman. "The City of Beech Grove is proud to welcome new, high-quality homeownership opportunities like these as part of our commitment to affordable and sustainable growth." Steven R. Keller Construction will build the two 1,260-square-foot, one-story homes, each featuring three bedrooms and two bathrooms. Developing the homes will cost over $300,000 each, using subsidies to help create affordable sales prices for income-eligible buyers. "IHCDA is proud to support this partnership between INHP and the City of Beech Grove, and expand homeownership opportunities in central Indiana," said Andrea Lynch, director of HOME and HTF programs at IHCDA. "Affordable housing is critical to our state's infrastructure and essential to community growth. We look forward to welcoming two first-time homebuyers to their new Beech Grove homes." "After nine years in home development, INHP is excited to expand our affordable housing opportunities to Beech Grove. We're grateful to Mayor Coffman and Franciscan Health for the opportunity to develop these new homes, and to IHCDA for the support that makes it possible," said Gina Miller, president and CEO of INHP. The homes are slated to be ready for sale in 2027 and will be available to buyers earning up to 80% of the area median income. For example, that could include a family of two earning a combined income of up to $70,600, or a family of four earning up to $88,250. INHP will list both homes for sale on its website at INHP.org/homes-for-sale and offer them first to INHP clients.
