The Construction Director provides operational analysis, guidance, subject matter expertise, training, and follow-up needed to achieve market and company goals. This position ensures accountability to and execution of policies, processes, procedures, and standards for Turns and Renovations. This position provides leadership for construction teams within their defined market area(s) and works with leadership to execute the strategic direction of company goals, initiatives, and processes. The position also ensures that appropriate and consistent business requirements are established and met within the group. The Construction Director will supervise the construction group, set goals, and assist in holding both team members and vendors accountable for results.
Manage daily construction operations, ensuring home quality, lowest point of resolution, compliance, and customer satisfaction across all properties
Manage market-level construction financial performance, monitoring expenses, and KPIs to achieve budget and profitability targets
Manage construction activities in market: Inspections, estimating & project management (including vended metrics)
Work closely with central operations to ensure corporate goals and initiatives are met and executed
Lead and develop local teams, driving engagement, accountability, and alignment with company standards and operational goals
Supervise, hire, train, set goals, and hold construction teams accountable in assigned area to drive performance
Ensure adherence to company standards and drive consistency & performance of heavy and light construction projects
Oversee construction execution and drive performance
Lead partnership with vendor management, procurement, market operations, and central departments identifying vendor needs and cost control measures/initiatives
Identify Best Practices and promote a culture of innovation to improve policies and procedures, while recognizing and rewarding top performance
Improve staffing ratios and monitor to produce maximum/optimal performance staffing level
Understand, review, monitor and lead improvement of KPI’s, margin point, fleet utilization, move-in surveys
Oversee quality control of completed product to company standards and review control process to ensure company standards are achieved
Provide guidance on scope creation and bid reviews for complex issues and major incident and disaster repairs
Drive performance, maintaining turn days within budget and national turn initiatives
Work with leadership to enhance program value and reduce costs driving market teams to achieve budgeted and desired annualized Capex & R&M costs
Understand and possess the ability to train team on fiduciary duty. Ensures team in assigned market makes decisions based on the best interests of the business.
Human Resource Management
Recruit, hire, and train qualified, dynamic, high performance construction managers and frontline team members
Supervises staff, sets goals, and holds people accountable for results and provides timely feedback
Ensure that all training requirements are completed on time
Ensures that employees all have goals and receive regular feedback on their performance
Performance management of personnel including, performance reviews, corrective action, mentoring, development plans and performance improvement plans
Ensure that the policies, procedures, and safety guidelines are followed
Carry out other duties as assigned that are in the best interests of the company
High School diploma required; Bachelor’s degree preferred
10 or more years of experience as a senior superintendent, regional construction manager, or production home manager; director level experience preferred
Experience in managing multiple staff members over a geographic region
Extensive knowledge of Plumbing, Electrical, HVAC, Flooring, Appliances, Landscaping, and Irrigation Systems as they relate to single family residential homes
Mastery of general UBC building codes and rental property health and safety regulations
Excellent oral and written communication skills
Ability to work efficiently and to multi-task
Proven record of working independently and with minor supervision
An effective team player with a positive attitude
Must have a valid Driver’s License
Ability to Travel (up to 25%)
Ability to work flexible hours which may include some weekends
Bilingual a plus
Basic computer skills with experience in Excel, Word, Outlook, and Yardi Voyager preferred
