  • A minimum of 5 years of related maintenance experience is required.
  • The ability to supervise and lead a team is required.
  • Expert-level understanding and diagnostic ability in electrical, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, and appliance repair are required.
  • Effective communication and interaction with management, partners, subordinates, vendors, and residents are required to exchange information and give and receive work direction.
  • Expert skills in operating small hand and electrical tools, basic electrical work, carpentry, painting, and small machinery repair are required.
  • Basic computer skills, including operating a mobile device and personal computer, are required.
  • A valid driver's license and the ability to operate a motor vehicle are required.
  • Availability for regular on-call assignments, emergency calls, scheduled off-hours, and emergency overtime is required.
Responsibilities
  • Ensure make-readies and other maintenance projects are completed accurately and on time according to quality standards.
  • Maintain and update assigned service requests using Yardi Mobile until each assignment is completed and closed.
  • Troubleshoot and train maintenance staff on items related to specific trades, including thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, and new and renovated construction, to assess functioning and recommend repair or replacement.
  • Plan, schedule, and supervise maintenance staff in daily maintenance, installation, repairs, service requests, turns, and cleaning of grounds and common areas.
  • Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
  • Communicate team expectations and goals and motivate team members.
  • Participate in department and regional meetings and community events, and lead safety and department meetings with staff.
  • Conduct regular property safety inspections, correct unsafe practices or situations, and train maintenance staff in the proper handling of chemicals, supplies, and equipment.
  • Ensure employees work in a safe and secure environment and comply with company safety policies.
  • Comply with Occupational Safety and Health Administration safety regulations, applicable federal, state, and local health, safety, and environmental laws, and company procedures and policies.
  • Coordinate vendor and contractor installation, maintenance, and repair work.
  • Apply preventive care, inspections, and timely repairs to protect the long-term condition of property assets.
  • Maintain the department budget and adjust maintenance decisions to stay within budget.
  • Prepare specifications for major planned projects, negotiate or solicit bids with contractors and vendors, and inspect vendor work for quality, specification conformance, and cost requirements.
  • Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively, and ensure inventory is stocked and maintained.
Desired Qualifications
  • Property management experience is preferred.
  • HVAC, Environmental Protection Agency, and Certified Pool Operator certifications are preferred where applicable.
