- A minimum of 2 years of experience in multifamily residential property management is required.
- A high school diploma or equivalent is required.
- Knowledge of Fair Housing laws and regulations is required.
- Intermediate skills in Microsoft Office, including Word, Excel, Outlook, and Teams, SharePoint, and ADP are required.
- Availability for nights, weekends, and holidays as needed is required.
- Occasional travel for company events or meetings is required.
- Ability to sit, stand, walk, use hands and arms, climb occasionally, and use computers or telephones for extended periods is required.
- Ability to lift up to 25 pounds independently and occasionally up to 50 pounds with assistance is required.
- Ability to respond promptly to visual and auditory alarms and work indoors and outdoors in varying weather conditions is required.
- Strong leasing, sales, and collection capabilities are required.
- Strong time management, prioritization, attention to detail, and professional written and verbal communication skills are required.
- Receive, process, and post rent payments in accordance with company standards.
- Assist with collections, including past-due balances and former resident accounts.
- Maintain account records and financial transactions, including NSF checks, rent allowances, concessions, rent increases, and management-approved debits and credits.
- Maintain complete and accurate resident files and documentation.
- Assist with market surveys and competitive analysis.
- Show, lease, and assist with move-ins for prospective residents.
- Process rental applications, renewals, and move-out documentation.
- Conduct move-in, move-out, property, and vacant-unit inspections and assist with deposit accounting.
- Partner with maintenance and vendors to ensure prompt service resolution and operational performance.
- Process maintenance work orders promptly and accurately.
- Provide customer service to residents and resolve resident concerns, escalating issues as appropriate.
- Support the Property Manager with daily operations and assigned special projects.
- Maintain accurate unit availability.
- Provide phone and administrative support.
- Follow Trinity operating procedures, policies, and compliance standards.
- Participate in team functions and regional or company activities.
- Industry certifications such as Certified Apartment Manager, Certified Property Manager, Residential Management Professional, or Certified Manager of Community Associations are preferred.
- Experience with Yardi, Entrata, Celeri, EliseAI, and Asana is a bonus.
