Requirements
  • At least 1 year of on-site Leasing Consultant or Assistant Manager experience, or customer service-oriented experience.
  • A high school diploma or equivalent is required.
  • Excellent verbal and written communication, interpersonal, leadership, coaching, and conflict-resolution skills.
  • Superior sales ability.
  • Computer proficiency, including Microsoft Office applications such as Word, Excel, and Outlook.
  • Exceptional customer service skills.
  • A professional appearance and demeanor.
  • Basic math skills.
  • Ability to work independently with minimal guidance and as part of a team.

  • Ability to handle multiple tasks in a fast-paced environment and adapt to changing assignments and priorities.
  • Superior knowledge of Fair Housing guidelines, applicable state, local, and federal laws, and safety compliance.
Responsibilities
  • Facilitate and perform all aspects of the apartment leasing process.
  • Tour prospective residents through vacant, market-ready units and model apartments.
  • Maintain a closing percentage of 40–50%.
  • Conduct routine and ongoing follow-up with prospective residents through the point of sale, according to company policy.
  • Prepare applicant files and move-in calculators; review applications for approval or denial; follow up with applicants regarding application status; and conduct move-in orientations when needed.
  • Monitor move-ins for compliance with renters insurance requirements.
  • Record email, telephone, and in-person traffic and rentals in property management software, and manage the customer relationship management queue.
  • Actively manage the move-in and renewal processes.
  • Assist the Manager with final inspections of market-ready units and determine whether additional work is needed.
  • Manage lease expiration processes.
  • Prepare weekly occupancy reports and submit them to Operations and the Regional Manager.
  • Maintain in-depth knowledge of the community and area competition; complete detailed monthly market surveys and conduct monthly phone and quarterly in-person competition shops.
  • Plan and execute site marketing and advertising, and ensure weekly email blasts are sent to residents and prospects.
  • Manage the social media presence and content on Facebook, Instagram, and similar platforms, and respond to consumer questions.
  • Perform outreach marketing to local businesses and employers.
  • Monitor and analyze traffic patterns, team closing ratios, marketing budget expectations, renewal information and rates, and overall market dynamics; provide current and accurate information to supervisors, owners, and owners’ representatives upon request.
  • Enter service requests into Yardi immediately and inform the maintenance supervisor or manager of emergency work orders.
  • Answer residents’ questions about the community, work orders, rent, and community rules, and follow up promptly on unresolved resident requests or problems.
  • Inspect the community, models, and vacant units, and report deficiencies or liabilities immediately to the Manager.
  • Communicate professionally and consistently with residents, prospects, and internal team members.
  • Plan and attend resident social activities.
  • Perform other duties and special projects requested by management.
  • Attend job-specific training classes and train other leasing staff members.
  • Manage and motivate leasing staff, and conduct regular marketing meetings to ensure sales performance meets expectations and resident and prospect records are maintained accurately.
  • Promote a positive work environment by leading by example.
