Tract Capital manages, develops, and operates digital infrastructure assets, focusing on data centers, AI/cloud infrastructure, energy, and real estate. It operates through two strategies—Tract, a horizontal plan for master-planned data center parks with pre-positioned power and fiber, and Fleet Data Centers, a vertical program building mega-scale campuses (500MW to 1GW) with campus-level leases. It differentiates itself by ideating and delivering new platforms rather than merely investing, targeting under-addressed value-chain segments, and leveraging a veteran team with experience from Cologix, Google Cloud, and AWS. Its goal is to grow the digital infrastructure ecosystem by financing and delivering large-scale data center platforms and securing substantial land and power capacity for AI and cloud growth.

Simplify's Take

What believers are saying

  • Fleet closed $3.8 billion in February 2026 and $4.6 billion in May 2026.
  • Nvidia-linked demand validated Tract's powered-land thesis and attracted roughly $14 billion orders.
  • San Antonio plans for 5,220MW across 3,500 acres expand Tract beyond Nevada.

What critics are saying

  • 2026 Storey County projects rely on power delivery by October 2027 and mid-2028.
  • Switch litigation in Nevada consumed years, showing zoning and covenant fights can freeze inventory.
  • If NV Energy or substation builds slip, Nvidia can exit under lease deadlines.

What makes Tract Capital unique

  • Grant van Rooyen built Cologix and now packages land, power, and development together.
  • Fleet Data Centers, launched January 2026, targets 500MW-plus single-user campuses, not colo assets.
  • Tract controls 30,000-plus acres, giving rare optionality for powered-land assembly.

Tract Capital raises $3.8B in junk bonds for Nvidia-backed data center amid land speculation

Tract Capital has raised $3.8 billion in junk bonds to build an Nvidia-backed data centre in Nevada, attracting $14 billion in orders. The four-year-old firm controls over 30,000 acres across Nevada, Arizona, Virginia and other states, betting that land with power access will command premium prices. The company aims to secure 22 gigawatts of electricity and plans to sell powered land to hyperscalers within five to seven years. However, new data centre projects now face four-year waits for power connections, with Goldman Sachs estimating US power grids will lack critical spare capacity by 2030. Tract faces strict deadlines under its Nvidia deal, with 200 megawatts required by mid-2028. The company has completed only one land exit to date.
