VP – Maintenance @ Evergreen Residential

Due to significant growth in the number of properties under management we are adding a VP of Maintenance. This is a senior position that will be responsible for taking a lead in expanding, managing and providing direction to our field management teams. This is an exceptional opportunity to help shape the maintenance function. We are seeking individuals with detailed functional knowledge, a good understanding of managing assets and portfolios, and experience leading teams to oversee residential maintenance work orders. A key objective is to ensure your team meets both Company and departmental KPI’s, including the provision of exceptional customer service. The successful applicant will have expertise in executing the necessary repairs to bring homes up to company standards and to create a safe and enjoyable habitat for tenants.

This is an office-based position based in Downtown Dallas, TX at the Evergreen corporate office, however, will also require significant travel to field locations.

The Role: This position includes, but is not limited to, the following responsibilities:

Lead the maintenance team, with direct management and mentoring of Regional Maintenance managers, and oversight of field technicians and dispatch
Develop and conduct onboarding and recurring training for new and current staff
Implement preventive maintenance programs
Analyze and implement improved cost saving processes to reduce overall R&M costs
Prepare regular reports for management, including budgets
Work with the supply chain team to increase the vendor base in all markets as needed
Enforce all high urgency/priority processes and safety regulations for all work orders
Team up with our strategy team to develop enhanced software for entire department
Identify, develop and/or improve maintenance field scheduling tools for field staff, in coordination with our strategy and technology teams
Meet or exceed overall KPI metrics for time, cost, resident satisfaction etc.
Projects and additional duties as requested

Qualifications and Experience

Bachelor’s degree in a relevant field is preferred
Minimum 6 years’ experience in single family maintenance or Multi-family maintenance,
At least 2 years’ experience in a functional management position including customer service and call center management
Demonstrable experience and expertise in:
- identifying and successfully implementing maintenance scheduling tools
- liaising with accounting and FP&A teams on budgeting and forecasting
- utilizing property management and reporting software as management tools
- streamlining processes and identifying cost efficiencies
Project management
Proficient in the Microsoft suite of products including Excel, Word and PowerPoint.
Hold relevant certifications and licenses (EPA certified, Lead and Asbestos), OSHA are preferred
