Performs analysis and financial modeling efforts in support of material leasing transactions across the portfolio; analyses to include cash and GAAP impact to Company and market evaluation in support of transaction
With asset manager or Director, participate in calls with third parties, including leasing brokers and tenants to negotiate terms of material lease provisions,
Assist in underwriting and lead modeling for portfolio investments such as redevelopments and revenue generating capex; analyses to include cash/GAAP yield analysis, accretion/dilution modeling, yield sensitivity analysis and IRR analysis
Opportunity to engage in direct oversight of small portfolio with hands on Asset Management responsibility
Work with asset managers, Directors, in-house and third-party architects to develop scope of potential redevelopment to ensure it provides incremental return to the company
Participate in the creation and presentation or recommendations to the Board of Directors, Senior Leadership, Management/Investment Committees, Dispositions and Redevelopments.
Support Research portfolio initiatives such as customer relationship management, strategic planning, segmentation, and industry/competitor benchmarking
With Directors and asset managers, review and approve annual operating and capital budgets and quarterly re-forecasts
Listen to earnings calls for other publicly-traded healthcare REITs and healthcare providers and summarize their performance
Create tools, modeling and presentation templates to improve accuracy, consistency and efficiency of Asset Management function
Provide general analytic support as needed to others within the Research Asset Management department and other cross-functional teams.
BA or BS degree in Business, Finance, Economics, Real Estate or related field
1+ years of financial analysis experience within the commercial real estate industry
Familiarity with financial statements (Income Statement, Balance Sheet, Cash Flows)
Knowledge of general finance, accounting and leasing for commercial real estate
Extensive Excel spreadsheet/modeling and PowerPoint skills
Strong presentation and speaking skills; strong written communication skills
Ability to work within a fast-paced, team-oriented and lean environment
Familiarity with ARGUS and Yardi preferred
Modest travel required
