Requirements
  • Entry-level to 6 months of general custodial or maintenance experience.
  • Beginning-level understanding of grounds maintenance.
  • Ability to use hand and power tools and cleaning equipment applicable to the job requirements.
  • Ability to communicate and interact effectively with co-workers, managers, vendors, and residents to exchange information and give and receive work direction.
  • Basic computer skills using a personal computer or mobile device are preferred.
  • Must possess a valid driver's license.
  • Ability to operate a company or personal vehicle or an electrical cart.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to independently lift and carry supplies or equipment weighing up to 65 pounds.
Responsibilities
  • Perform routine cleaning and maintenance of grounds, amenities, building exteriors, district offices, pools, recreation areas, parking lots, and other areas surrounding the community.
  • Remove trash daily from grounds, office areas, homes, and the surrounding community perimeter.
  • Detail interior and exterior areas regularly using general cleaning tools and equipment such as brooms, mops, vacuums, rakes, and blowers to keep entry areas, sidewalks, streets, and walking areas free of debris, dust, leaves, and brush.
  • Assist with snow shoveling, where applicable, on sidewalks and other main entry areas.
  • Assist in preparing make-ready units, including removing trash from vacant homes, touch-up painting, and general cleaning before make-ready.
  • Assist with physical tasks such as carrying and removing abandoned furniture, tools, appliances, and other equipment.
  • Assist with repairing, replacing, and installing window and door screens, light bulbs, and other fixtures.
  • Clean and maintain storage and shop areas.
  • Assist service technicians when needed.
  • Perform minor interior and exterior touch-up painting and caulking.
  • Clean air-conditioning vents and replace air filters and smoke detectors.
  • Perform additional routine cleaning and maintenance on the property as requested, needed, or directed.
  • Report maintenance concerns requiring repairs in homes, the community, and common areas to management.
  • Comply with Occupational Safety and Health Administration safety regulations, applicable local health, safety, and environmental laws, and company standard operating procedures and policies.
  • Follow safe work practices for trades, including lockout/tagout, confined-space entry, hazardous-chemical use, personal protective equipment, ladder safety, and work from elevated surfaces.
  • Operate a company or personal vehicle to travel to various work locations.
