Responsibilities
  • Assist with attracting candidates both on and off campus, hiring new team members, and improving employee retention.
  • Assist the General Manager with training, coaching, development, and leadership of team members.
  • Manage the development of and adherence to the property on-site schedule, including after-hours on-call shifts.
  • Partner with the General Manager to improve employee experience through data, conversations, and team building.
  • Prepare, respond to, and advise on community matters involving the market, physical condition, policies, procedures, and on-site emergencies with partner departments.
  • Deliver legal and resident notices and file evictions in compliance with current policy and local ordinances.
  • Manage resident accounts and utility billing, coordinate accounts receivable, and maintain regular auditing and documentation.
  • Oversee curb appeal, common areas, and preventative maintenance to provide a safe and sanitary community experience.
  • Conduct monthly property walks and complete inspection scorecard assessments.
  • Inspect grounds, interiors, resident amenities, and general common areas to ensure compliance with codes and company standards.
  • Coordinate work orders with staff or vendors, communicate with residents, and maintain customer satisfaction.
  • Assist with planning and executing the annual turnover process with the General Manager and Facilities Supervisor.
  • Assist with property staffing to ensure adequate support for annual turnover preparation and execution.
  • Use Turnable to track the electronic turnover board and monitor progress against deadlines.
  • Assess move-out damage to calculate charges, prepare final billing or process refunds, and manage damage-charge disputes.
  • Ensure move-in, room assignment, transfer, and move-out processes are executed efficiently.
  • Assist with move-out inspections and vendor service walks to ensure units are ready for move-in dates.
  • Provide hands-on assistance with turnover tasks, including moving furniture and appliances, assisting facilities staff with punch-list work, organizing resident trash, and cleaning turnover units.
  • Assist with preparing month-end reports and reconcile and balance accounts receivable.
  • Enforce and comply with late-fee, Non-Sufficient Funds fee, and collection policies while keeping delinquency below two percent by month end.
  • Post and collect damage charges from quarterly inspections.
  • Manage customer sales interactions personally and by directing team members according to company standards.
  • Conduct weekly market surveys and identify and recommend local marketing opportunities, messages, and materials to drive property traffic.
  • Manage customer-experience initiatives, engagement initiatives, and additional marketing opportunities.
  • Manage promotional materials and property incentives within the marketing and concession budget.
  • Provide direction on sales and revenue goals, partner with the Centralized Sales Team, and lead team members to achieve goals.
  • Manage escalated resident concerns and account matters, respond to Google and Yelp reviews, and address resident concerns.
  • Analyze customer-experience data to identify common detractors and promoters and inform decisions.
  • Monitor customer feedback through internal surveys and reputation platforms and develop action plans to improve resident experience.
  • Act as General Manager in the General Manager's absence.

Scion Group secures $556M student housing refi. A major advisory firm arranged the note. The Scion Group has secured $555.6 million in financing for a 14-property student housing portfolio totaling 4,295 units and 10,454 beds across nine states. Walker & Dunlop arranged the transaction on behalf of Scion. The assets are located in Arizona, Alabama, California, Colorado, Florida, Georgia, Louisiana, North Carolina and Texas. The company secured a floating-rate, interest-only loan through an existing Fannie Mae credit facility. One property included in the portfolio was Lark Central Florida in Orlando, Fla., according to Yardi Matrix. The, 416-unit, 995-bed community serves students attending the University of Central Florida. The Scion Group owns the property along with CPP Investment Board and GIC, Yardi Matrix shows. For the fall 2026 semester, the community is 88.9 percent preleased. This transaction continues a longstanding relationship between Walker & Dunlop and The Scion Group. The financing closed within one of Scion's four Fannie Mae credit facilities, all of which were originated by Walker & Dunlop. In 2024, the firm arranged another $380 million Fannie Mae credit facility refinancing for another 11-property student housing portfolio. For this most recent deal and the 2024 transaction, Walker & Dunlop's Capital Markets Real Estate Finance team of Colin Coleman, Brendan Coleman and Will Baker arranged the financing. Scion's recent expansion activity. Scion is one of the largest owners and operators of student housing communities across the globe with 190 communities and 118,000 beds under management. The transaction marks the first investment between Scion and Ares, with Scion serving as operating partner. The two firms said the venture will target off-campus student housing in U.S. markets with strong enrollment fundamentals and limited new supply. The portfolio comprises 7,578 beds across 10 states and 12 universities, including Arizona State University, Auburn University, the University of Florida, the University of Notre Dame, The Ohio State University, and James Madison University. Harrison Street had assembled the assets over the past decade through five fund vehicles. * Grove at Auburn University Harrison Street, which manages $109 billion across infrastructure, real estate, and credit strategies, has invested more than $24 billion in 431 student housing properties totaling over 237,000 beds in North America and Europe since inception. The firm has sold 252 student housing properties for approximately $11 billion over the same period. Harrison Street and Scion have closed multiple large transactions together since 2017, including a nearly $900 million student housing portfolio sale in November 2024. Robert Bronstein, CEO of The Scion Group, said the transaction marks two milestones for the firm: the start of a partnership with Ares and the expansion of Scion's owned portfolio to more than 105,000 beds, which he said makes Scion the world's largest owner of student housing. Scion has deployed approximately $10.2 billion of capital since 2016, with $3.4 billion of that in the past 24 months. Ares Real Estate managed approximately $117 billion in assets as of March 31, with more than 700 professionals across 38 offices in the Americas, Europe, and Asia-Pacific. "By combining our scaled real estate platform with Scion's strong capabilities, we believe we are well positioned to unlock value across this portfolio and capitalize on the continued institutionalization of the student housing sector," said Andrew Holm, head of U.S. diversified equity for Ares Real Estate, who noted that the deal underscores the continued institutionalization of the student housing sector. The deal lands a week after Core Spaces closed its latest flagship fund, CSF IV, with about $1.64 billion in commitments from global investors for a strategy targeting student housing in major U.S. university markets. Pension systems including the Kern County Employees' Retirement Association, Illinois Municipal Retirement Fund, and San Antonio Fire & Police Pension Fund have allocated to Kayne Anderson Real Estate Partners VII and other funds targeting student housing.
