Requirements
  • One to three years of related experience and/or training, or an equivalent combination of education and experience.
  • Valid driver's license and insurance.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to draft routine reports and correspondence.
  • Ability to speak effectively before groups of customers or organizational employees.
  • Ability to perform basic arithmetic using whole numbers, common fractions, and decimals.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization.
  • Ability to interpret written, oral, diagrammatic, or scheduled instructions.
  • Ability to walk, stand, climb or balance, stoop, kneel, crouch, or crawl, and use hands for maintenance tasks.
  • Ability to regularly lift or move 50-75 pounds and occasionally lift or move more than 100 pounds.
  • Employees must supply their own tools and obtain the required basic maintenance tools within 60 days of employment.
Responsibilities
  • Assist the maintenance team in keeping buildings in good repair through minor plumbing, janitorial, and related maintenance activities.
  • Complete repairs in a timely and appropriate manner.
  • Pick up trash on the grounds and keep breezeways, sidewalks, and grounds clear of clutter and debris.
  • Rake and shovel as needed.
  • Assist with cleaning and turnover of vacant apartments to make them rent-ready for the next tenant.
  • Assist with move-out inspections and reporting.
  • Check smoke detectors regularly to ensure proper operation.
  • Perform other inspections as directed or needed.
  • Assist with maintenance requests and work orders, and update the Property Maintenance Log daily.
  • Help perform regular preventive maintenance inspections of all units.
  • Notify the Community Manager of safety-related issues and lease agreement violations.
  • Travel as required for in-person classes and annual education conferences.
  • Perform other duties as assigned.
