Requirements
  • Must be able to work a rotating on-call schedule.
  • Basic understanding of heating, ventilation, and air conditioning, electrical, plumbing, and other building systems.
  • Working knowledge and experience in general apartment maintenance and repair.
  • Ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure through strong understanding or related experience.
  • Experience operating a variety of equipment and small hand tools.
  • Working knowledge of repairing common appliances and devices.
  • High school diploma, GED, or equivalent.
  • Ability to read and write English fluently, accurately perform intermediate mathematical functions, and understand and perform all on-site resident management software functions.
  • A minimum of three years of experience as a residential property management maintenance technician.
  • Ability to apply common-sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to access all exterior and interior parts of the property and amenities and push, pull, lift, carry, or maneuver weights of up to 50 pounds independently and 100 pounds with assistance.
  • Basic computer and internet knowledge.
Responsibilities
  • Execute maintenance requests by diagnosing problems and making repairs, ensuring service requests and repairs are completed in a timely manner.
  • Assist the Maintenance Supervisor on special maintenance projects, including preventative maintenance of building components and mechanical systems.
  • Complete resident service requests in a timely manner.
  • Perform make-ready procedures, including painting, appliance repair, plumbing, electrical fixture repair, replacement of faulty parts, lock checks, and light bulb replacement.
  • Perform preventative maintenance by regularly inspecting grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment for appearance, cleanliness, structural cracks, excessive wear, and faulty parts.
  • Respond quickly to emergencies, notify appropriate personnel, and follow safety protocols.
  • Inspect carbon dioxide and fire protection alarm systems and schedule repairs when needed.
  • Perform snow removal as required.
  • Speak with tenants and maintain working relationships with staff members, tenants, supervisors, and contract laborers working on the property.
  • Maintain ongoing personal development and career growth through available career-path activities and external resources as needed.
