Tanger owns and operates open-air shopping centers that are made up mostly of brand-name outlet stores. Its business model is to lease out spaces to manufacturers and retailers so they can sell excess inventory directly to shoppers at discount prices. Revenue comes from rental income and associated services from these outlet centers. The company differentiates itself by focusing on outlet-center real estate, being one of the first to list an outlet-only REIT (SKT) and expanding across the United States and Canada with a network of outlet centers. Tanger’s goal is to provide a scalable platform for brands to clear excess inventory while offering consumers access to discounted, high-quality merchandise through a national portfolio of outlet centers, adapting to changes in the retail landscape.

Shake Shack leads new dining expansion at Tanger Outlets Foley's 20,000 sq ft makeover

Tanger is transforming its Tanger Outlets Foley shopping centre in Alabama with an enhanced food and entertainment offering. The company has secured Shake Shack as the first tenant in a new dining area that will allocate approximately 20,000 square feet for up to eight food and beverage concepts. The renovation of the 500,000-square-foot centre, which commenced construction earlier this year, will feature expansive patios, walkable dining zones, and gathering spaces designed to encourage longer visits. The new Shake Shack location will be only the second in Alabama and the first to serve the greater Gulf South market. Tanger is actively seeking additional restaurant operators to join the redeveloped centre, which features nearly 100 stores. The company aims to create an immersive, repeat-visit environment that appeals to both tourists and local shoppers.
