Open Order Business: Open Order is defined at Otis as all items that are billable outside the scope of the existing customer’s service agreement. This typically encompasses (on most service accounts): requests for service that are non-equipment related (misuse / abuse / acts of god), request for service outside of normal business hours, aesthetics / finish upgrades, upgrades of existing equipment relating to reliability or safety, or the sale of upgrades relating to obsolete items.
Responsibilities:
- Prospect Existing Accounts for OO Opportunities. (requires being out visiting accounts three full days each week)
- Manage OO Collection to Process Hard Stops, Implement OO Collection Process Guide, & Managing All OO AR
- Ensure that OO AR (Accounts Receivable) Does Not Exceed 15% Over 90 Days
- Consult with Customers on Upgrades Relating to Enhancing Safety or Reliability
- Survey Existing Accounts for Obsolescence – Propose, Educate, and Consult with Customer
- Responsible for Independent Site Surveying of Elevator Equipment
- Responsible for Completion of All Safety Modules for Outside Service Supervisors
- Ensure That All Mechanic’s Leads are Proposed within 10 Business Days
- Required to Utilize OO Lead Pronto Forms for Site Generated Leads
- Process All Open Order Sales per Awarding Protocol and Systems
- Utilization of Otis Sales & Activity Tracking Systems (CRM)
- Attends Daily Callback Meetings Every Morning
- Attends Weekly Open Order Business Review Meetings
- Participates and Leads Weekly OO SIP Meetings
- Follows-Up on OO Proposals Until Formally Dispositioned
- Coaches Retention Reps, Outside Supers, & Service Mechanics on How to Identify OO Opportunities, Submit OO Pronto Leads, and Consults with Customer.
Experience / Qualifications:
- 1-2 years of relevant experience is ideal
- Proven track record selling and negotiating service contracts
- Excellent customer service skills to effectively communicate with customers and colleagues
- Patience, persistence, and persuasiveness
- Comfortability with cold-calling current and future customers with OO opportunities
- Excellent organizational, typing and communications skills
Education / Work Experience: Bachelor’s degree in Sales, Business, or related field strongly desired, or High School Degree or equivalent, with 3 years related sales experience
