Requirements
  • Two or more years of related experience are required.
  • Apartment community experience is required.
  • Demonstrated ability to repair and maintain drywall, perform lock changes and light electrical work, and handle carpentry, flooring, and plumbing repairs is required.
  • HVAC knowledge is preferred.
  • The ability to participate in the emergency on-call rotation is required.
  • Successful completion of a background check and drug screen is required.
  • A valid driver's license and clean driving record are required.
Responsibilities
  • Perform assigned maintenance tasks to ensure the property meets safety, appearance, and operational standards.
  • Respond promptly to resident service requests and take appropriate action to resolve work orders.
  • Complete apartment make-ready work, including punch lists and ensuring vacant units are move-in ready.
  • Provide emergency maintenance service during assigned on-call duties, including nights and weekends.
  • Maintain organized maintenance parts and supply inventories and report shortages to the supervisor.
  • Maintain the attractiveness and condition of the property, including apartments, building systems, common areas, grounds, and curb appeal.
  • Inspect apartments, building systems, common areas, and grounds and correct deficiencies.
  • Report maintenance or physical property needs to the Property Manager or lead maintenance personnel.
  • Handle, complete, and document assigned service requests and work orders involving plumbing, HVAC, carpentry, appliances, carpeting, drywall, grounds, and electrical systems.
  • Assist with pool maintenance when required by property needs.
  • Move appliances and abandoned furniture and unload and store supplies.
  • Correct unsafe conditions immediately and follow safety practices.
  • Maintain accurate records for preventive maintenance, work orders, service requests, make-ready status, and assigned work.
  • Prepare vacant apartments for occupancy within three to five days.
  • Remove trash, food, furniture, appliances, and other debris from assigned vacant units.
  • Prepare assigned units for painting and flooring.
  • Complete make-ready punch-list tasks including cleaning, painting, flooring, caulking, wall preparation, receptacle and switch-plate cover replacement or cleaning, light-bulb replacement, and wall-hole repair.
  • Inspect units for additional maintenance needs and complete tasks within the applicable skill set.
  • Complete final maintenance, painting, and flooring touch-ups before move-in-ready inspection.
  • Inspect ready apartments daily, report and enter new maintenance needs, and communicate ready-unit status to leasing.
  • Assist with resident retention initiatives and property communications.
  • Maintain resident, applicant, employee, and company confidentiality.

  • Multilingual ability is a plus.
  • Strong customer service orientation and communication skills are desirable.
