Requirements
  • Three years of building maintenance experience in a supervisory capacity.
  • EPA 608 Certification Type II or Universal certification is required.
  • Positive interpersonal skills are required.
  • Problem-solving skills include analyzing, recognizing boundaries, being courteous, recognizing options and flexibility, following up to closure, exercising good judgment, and working calmly under pressure.
  • Basic computer knowledge is required.
  • Proficiency in the English language is required.
  • Must consent to work with regulated chemicals, materials, and substances.
  • Must have a valid driver's license in the state of residency and an acceptable driving record.
  • Must obtain medical clearance to wear a company-provided respirator, remain clean-shaven, and consent to wear a respirator under the Respiratory Protection Program.
  • Must support the Company's efforts to prevent or eradicate crime.
  • A valid driver's license and proof of insurance are required, along with a passing criminal background check and pre-employment drug testing.
Responsibilities
  • Supervise service technicians, carpenters, turnover coordinators, customer service representatives, and pool attendants where applicable.
  • Supervise on-site service operations, including work orders, turnover service, vehicles, equipment, paper flow, and communication.
  • Distribute work order assignments and supervise service request completion to Company standards.
  • Ensure timely completion of inspections and reports.
  • Review and make recommendations on major equipment acquisitions.
  • Supervise annual inspections for Presumed Asbestos-Containing Materials and Lead-Based Paint where applicable.
  • Organize the maintenance shop and storage of supplies and tools.
  • Participate in on-call duty as needed or required by the property.
  • Maintain appropriate staffing and exercise hiring and termination authority.
  • Interview applicants for service positions.
  • Approve or disapprove sick time, paid time off, vacation time, and other leave.
  • Approve timecards in the human resources information system for service employees.
  • Ensure employees are trained on applicable operations and maintenance plans, asbestos work practices, emergency response, hazard communication, and respiratory protection programs.
  • Ensure necessary personal protective equipment is available to employees.
  • Train employees when new chemicals and Safety Data Sheets are introduced in the workplace.
  • Maintain an accurate E-Binder documenting on-site chemicals and Safety Data Sheets.
  • Ensure chemicals are not used on-site without corresponding Safety Data Sheets.
  • Ensure chemical containers are properly labeled.
  • Arrange training for new employees who may use hazardous chemicals.
  • Ensure employees are not exposed to hazardous chemicals without proper training and personal protective equipment.
  • Post required notices and posters.
  • Conduct an annual audit for Hazard Communication Program compliance.
  • Schedule and coordinate vendor services for apartment turnovers, including painting, flooring, cleaning, and pest control.
  • Maintain current charts for vacant apartments.
  • Conduct final quality inspections of ready vacant apartments and ensure Turn Coordinators complete apartment turnover where applicable.
  • Ensure apartments of all unit types are continuously available.
  • Complete exit inspections with NetVendor inspections on vacant apartments within three days, with attention to lead-based paint.
  • Manage vendor costs, coordination, and service quality.
  • Ensure vendor conduct complies with Company standards.
  • Review purchase orders and budget reports using computerized systems.
  • Assist the Property Manager with service-related complaint letters and legal resident-related problems.
  • Review and analyze the NetVendor report daily.
  • Supervise preparation of apartment and ordinary operations cash-flow budgets and ensure operations remain within budget limits.
  • Ensure compliance with applicable operations and maintenance plans for methamphetamine decontamination, respiratory protection, emergency response, hazard communication, lead, asbestos, and asbestos work practices.
  • Implement Safety Data Sheet recommendations for the Hazard Communication Program.
  • Review internal and external customer email communications and respond promptly.
  • Attend required in-house training programs, including customer service, fair housing, emergency response, management skills, hazard communication, mold and lead awareness, OSHA safety, service operations, personal protective equipment, respiratory protection, asbestos, bloodborne pathogens, and vehicle policy training.
Desired Qualifications
  • A high school diploma or equivalent is preferred.
  • Certified Pool & Spa Operator certification is preferred for properties with an on-site pool.
