Requirements
  • High school diploma or equivalent; vocational or technical training in building maintenance or related field is preferred.
  • Minimum of 3-5 years of experience in property maintenance, preferably in a senior or affordable housing setting.
  • Strong knowledge of building systems, including HVAC, plumbing, electrical, and carpentry.
  • Ability to use a variety of tools and equipment safely and effectively.
  • Excellent problem-solving skills and attention to detail.
  • Good communication and customer service skills.
  • Ability to work independently and as part of a team.
  • Physical ability to perform the duties of the job, including lifting, climbing, and working in various environmental conditions.
  • Certifications such as HVAC, plumbing, or electrical are a plus.
  • Valid driver’s license may be required.
Responsibilities
  • Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Repair and replace defective parts in various systems and structures, such as doors, windows, flooring, and roofing.
  • Conduct regular inspections of the property to identify maintenance needs and potential hazards.
  • Maintain grounds, including landscaping, snow removal, and ensuring walkways are safe and accessible.
  • Respond promptly to maintenance requests from residents, ensuring timely and effective resolution of issues.
  • Assist with move-in and move-out inspections and repairs to ensure apartments are ready for occupancy.
  • Provide excellent customer service to residents, addressing concerns and maintaining a positive relationship with the community.
  • Ensure that all maintenance work complies with local, state, and federal regulations, particularly those related to safety and health standards in senior housing.
  • Keep accurate records of maintenance activities, inspections, and repairs.
  • Assist with the development and implementation of safety protocols and emergency response procedures.
  • Work closely with property management and other maintenance staff to coordinate tasks and ensure efficient operations.
  • Train and mentor junior maintenance technicians or assistants as needed.
  • Participate in on-call rotation for emergency maintenance needs outside of regular working hours.
  • Maintain an inventory of tools, supplies, and materials necessary for maintenance work.
  • Ensure that equipment is properly used, stored, and maintained.
  • Coordinate with vendors for specialized repairs and supply orders.
Desired Qualifications
