Requirements
  • A minimum of 8 years of experience in facilities maintenance within multifamily or hospitality.
  • General maintenance skills including heating, ventilation, and air conditioning repair, plumbing, and electrical work.
  • Creative, organizational, problem-solving, and time-management skills.
  • Interpersonal and communication skills, with the ability to work well under tight deadlines and in a team environment.
  • An associate degree from a college or technical school, or 4+ years of related experience and/or training, or an equivalent combination of education and experience.
  • Ability to accurately perform basic mathematical functions.
  • Environmental Protection Agency Universal Certification is required.
  • Certified Pool Operator Certification is required.
  • An heating, ventilation, and air conditioning license is required.
  • Ability to lift 50 pounds and perform the stated physical activities, including sitting, standing, walking, talking, hearing, reaching, and occasional climbing.
  • Availability to work extended or flexible hours and weekends as needed.
  • A valid driver's license, good driving record, and auto insurance are required.
  • Availability to work some nights, weekends, and occasional holidays.
  • Up to 20% car travel is required, and plane travel may be possible.
  • Commitment to ongoing professional development and participation in continuing education programs.
Responsibilities
  • Ensure that curb appeal, work order status, and make-ready unit status meet policy and procedure standards.
  • Ensure that community maintenance shops meet operational and cleanliness standards.
  • Ensure that inventory control programs are followed and that consistent on-site inspections are conducted.
  • Maintain daily maintenance operations at properties without a maintenance supervisor.
  • Oversee emergency plan implementation and training, verify that plans are in place at each property, and ensure that team members are trained on policies and procedures.
  • Assist site teams before, during, and after large-scale emergencies.
  • Collaborate with regional property managers, community managers, and corporate support teams on interviewing, hiring, training, and mentoring maintenance team members.
  • Assist regional property managers in recommending transfers for maintenance team members.
  • Conduct regular reviews with maintenance team members, provide feedback on areas of excellence and improvement, and support team members in navigating career paths.
  • Assist People Operations with implementing disciplinary action as needed.
  • Review capital projects with the regional property manager before or upon approval by the vice president or portfolio manager.
  • Collaborate with the regional property manager to outline, develop, and manage capital projects.
  • Work with the regional property manager to outline capital-project timelines and expectations with site members and vendors before projects commence.
  • Coordinate completion of capital projects with the in-house construction management division during the initial construction phase.
  • Attend and assist the construction management team throughout due diligence for new assets being considered for acquisition.
  • Prepare properties for marketing and disposition.
  • Assist in implementing green initiatives.
  • Maintain regular attendance and actively participate in or plan company functions and events.
