Requirements
  • Working knowledge of electrical systems, plumbing, heating, ventilation, and air conditioning (HVAC), and basic construction.
  • General mechanical aptitude and willingness to learn.
  • Ability to read and comprehend simple instructions, short correspondence, and memos, and to write simple correspondence.
  • Ability to present information effectively in one-on-one and small-group situations to customers, clients, and employees.
  • Ability to perform basic arithmetic using whole numbers, common fractions, and decimals.
  • Ability to apply common-sense understanding to carry out written, oral, or diagrammed instructions.
  • Previous maintenance experience or one to three months of related experience and/or training, or an equivalent combination of education and experience.
  • Excellent customer service, communication, listening, time management, organization, and detail-orientation skills.
  • Ability to maintain confidentiality, follow supervisor directions and work rules, procedures, and constructive criticism.
  • Must have personal tools.
  • Ability to climb and work from ladders and lift and carry heavy loads.
  • Ability to work weekends or overtime as required and be on call on weekends and after hours.
  • Certified HVAC credentials as required.
  • Valid driver's license and proof of insurance.
Responsibilities
  • Complete work orders and routine service requests within 24 hours as directed by the Maintenance Supervisor.
  • Maintain grounds, common areas, the maintenance shop, and the community in clean condition.
  • Provide service to residents, guests, employees, and contractors.
  • Report maintenance issues to the Maintenance Supervisor and Community Manager for review.
  • Spot-clean model and vacant units daily.
  • Assist with other tasks as directed by the Maintenance Supervisor.
