Requirements
  • An experienced Tenant Fit-Out Project Manager background supporting newly constructed data center facilities.
  • Ability to serve as an Owner’s Representative and represent owner/developer interests through execution, commissioning, and turnover.
  • Knowledge of tenant fit-out scopes including white space build-out, MEP distribution, equipment installation, system tie-ins, testing, commissioning, and operational readiness.
  • Ability to coordinate with the owner/developer, general contractor, base build team, tenant delivery teams, designers, trade partners, and commissioning agents.
  • Ability to evaluate contractor and subcontractor performance against schedule, quality, safety, and sequencing requirements without directing construction means or methods.
  • Ability to review and coordinate submittals, requests for information, design clarifications, field change requests, progress reporting, change impacts, and pay-application support documentation.
  • Ability to identify and mitigate risks involving constructability, access, sequencing, shutdowns, system tie-ins, and commissioning readiness.
  • Ability to support testing, commissioning, punch-list execution, turnover readiness, documentation, and operational requirements.
  • Ability to provide progress, risk, decision, and issue reporting to owner leadership.

Responsibilities
  • Serve as the Owner’s Representative Project Manager for the Tenant Fit-Out phase of a newly constructed data center facility.
  • Provide direct oversight of tenant fit-out construction activities within a completed base build, including white space build-out, power and mechanical distribution extensions, equipment installation, controls integration, and support infrastructure.
  • Coordinate between the owner/developer, general contractor, base build team, tenant delivery teams, designers, and commissioning agents.
  • Monitor and evaluate general contractor and subcontractor performance against approved schedule milestones, quality requirements, safety compliance, and sequencing.
  • Review, coordinate, and support approvals of submittals, requests for information, design clarifications, and field change requests.
  • Track and manage tenant-level schedule milestones in alignment with the campus master schedule and commissioning plan.
  • Identify schedule risk and support mitigation or recovery strategies with project controls leadership.
  • Participate in progress, coordination, and commissioning readiness meetings; document action items and drive timely issue resolution.
  • Identify risks related to constructability, access, sequencing, shutdowns, system tie-ins, and commissioning readiness, and elevate concerns with recommended paths forward.
  • Support testing, commissioning, punch-list execution, and readiness for turnover.
  • Review and verify progress reporting, change impacts, and pay-application support documentation, and provide recommendations to the owner.
  • Report progress, risks, decisions, and issues affecting tenant delivery, schedule certainty, and operational readiness to owner leadership.
  • Perform additional duties as assigned by management.
