Best buyers agent for first-time buyers in Vida Costera, Texas City, TX.

Best buyers agent for first-time buyers in Vida Costera, Texas City, TX. September 07, 2026 If you are searching for the best buyers agent for first-time buyers in Vida Costera, you have found one of the last places on the Galveston County mainland where a brand new home still starts with a two. KB Home publishes Vida Costera from $202,995 on seven floor plans running 1,042 to 2,596 square feet, at 1906 Becaccino Trail in Texas City 77591. That number is real and it is worth showing up for. It is also about two thirds of the story, because the tax rate attached to those homesites is one of the steepest in the county, and nobody paid by the builder is going to open with it. What a buyers agent is actually worth at the entry price. At two hundred thousand dollars, an agent does not earn their keep by extracting a headline discount. Builders resist visible price cuts because a public reduction resets the comparable sales for every remaining lot in the section. The money moves in the places the brochure does not photograph. | What actually moves your cost | Who controls it | Why it matters at this price point | | Closing cost contribution | Builder, usually via preferred lender | Often the largest real concession available; can exceed a price cut in cash terms | | Rate buydown structure | Builder and lender jointly | A permanent buydown and a two-one temporary buydown are not the same product | | Homesite selection | First come, and it is negotiable | Drainage, orientation and school zoning all attach to the lot, not the plan | | Option and upgrade pricing | Builder design center | The highest margin part of the sale and the least shopped | | Escrow setup for year one | Lender | New construction escrows are routinely set on unimproved land value | That last line quietly wrecks first-year budgets in brand new subdivisions. The lot was taxed as vacant dirt for the appraisal year before your house existed, so the first escrow analysis can be built on a fraction of what you will eventually owe. The payment looks comfortable for eleven months and then the shortage notice arrives. Ask your lender in writing, before you sign, whether year one escrow is estimated on the finished improved value or on the prior year land value. The line item that changes the arithmetic: Galveston County MUD 66. Vida Costera sits inside a municipal utility district, and the district's rate is not a rounding error. These are the units HAR shows on the Vida Costera record. Confirm the exact stack for your specific address with the Galveston Central Appraisal District before you rely on it. | Taxing unit | Rate per $100 | | Dickinson ISD (or Texas City ISD at 1.1543%) | 1.1420% | | Galveston County MUD 66 | 0.8800% | | City of Texas City | 0.4784% | | Galveston County | 0.3227% | | Mainland College | 0.2638% | | Drainage District 02 | 0.0451% | | County Road and Flood | 0.0030% | | Combined on a Dickinson ISD homesite | about 3.1350% | Run that against the numbers Galveston County already has on the neighborhood. HAR records 84 single family properties in Vida Costera, median size 1,360 square feet on a 6,001 square foot lot, median year built 2024, median market value $212,160, with sold pricing at $161.32 per square foot against $156.00 appraised. Here is what the tax rate does to a monthly payment at that median value. Treat this as illustrative arithmetic on the published rates, not a quote. | Scenario | School taxable value | School tax | All other units | Annual | Monthly | | No homestead exemption filed | $212,160 | $2,423 | $4,228 | $6,651 | $554 | | With the $140,000 school homestead exemption | $72,160 | $824 | $4,228 | $5,052 | $421 | That is roughly $133 a month sitting on one form. Texas raised the school homestead exemption to $140,000 for 2026, and in an entry level neighborhood a flat exemption is worth proportionally far more than it is in a luxury one. File it the January after you close. Do not pay a service to file it for you. KB Home answers the school district question with the word "or" Read the community page closely and you will find Vida Costera is zoned for Dickinson ISD or Texas City ISD depending on the homesite. Not the community. The homesite. Two neighbors on one street can send children to different districts, and the school rates differ as well, at 1.1420% and 1.1543%. Buyers arriving from outside the county hear a Texas City mailing address and assume Texas City ISD, the same mistake Marlow Lake buyers make a few miles up the road. Get the assignment in writing from the district itself, keyed to lot and block, before the option period closes. A sales counselor's verbal answer is not a zoning determination. Texas City has two medians right now, and they disagree. This is a genuinely soft moment in the local market, and the sources do not tell the same story. | Source | Period | Median | Days on market | Volume signal | | HAR, Texas City single family | July 2026 | $305,000 | 40 | 68 sales | | HoustonProperties, Texas City | as of Sept 4, 2026 | $275,000 | 101 average | August sales down 37% year over year | | FRED, Galveston County overall | August 2026 | not published | 74 | 72 in July, 68 in June | Different sources count different property sets over different windows, which is why an agent who quotes one number with total confidence should worry you slightly. The honest read is the direction: county days on market have climbed every month since May, Texas City pending sales are down, and price reductions are ordinary again. That is a buyer's negotiating position, and it applies to builder concessions too. Vida Costera currently shows five homes for sale and 39 recently sold, with no move in ready inventory posted, so your leverage is in terms and timing rather than in a finished house you can pressure. The tradeoffs of buying new at the bottom of the market. | Option | Upside | Trade-Off | | Brand new construction at $202,995 | Full builder warranty, current code, current insulation, and nothing deferred for you to inherit | The MUD rate near 3.14% erases much of the payment advantage over an older Texas City resale | | A 1,042 square foot starter plan | The lowest possible entry into homeownership in this county with a real yard | Smallest plans resell into the thinnest buyer pool when you move in five years | | Buying while the market is soft | Concessions, buydowns and closing help are genuinely available right now | Values may keep drifting, so this only works if you plan to stay put | Why the Mandie McMillan Team, a lifelong advisor rather than a one time agent. Mandie McMillan was born and raised in La Marque, in the center of Galveston County, and has spent all 50 of her years in this area. She is the 2026 Chair of the Texas City-La Marque Chamber of Commerce, after four years on its executive board, and her work there is focused on small business growth and the economic development of Texas City and La Marque. When we tell you what a MUD rate does to a starter payment on Highway 3, that is not research. That is the town. In 2025 the team closed 75 sides and $22,127,458 in production volume, with Mandie personally closing 30 sides and $11,676,748. Across six producing agents that is roughly 12.5 sides and $3.7 million per agent, which means depth rather than headcount. Mandie is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, licensed since 2000. We work as your Client for Life, in the same tier as your doctor, lawyer or CPA. Your first house is not the last decision we will help you make. Call The Mandie McMillan Team at RE/MAX Coastal before you walk into the Vida Costera sales office, because who you register with on your first visit decides who represents you for the rest of the transaction.

KB Home's new Elowen townhomes in Las Vegas - what $390K gets you in a gated community right now.

KB Home's new Elowen townhomes in Las Vegas - what $390K gets you in a gated community right now. Crighton Rinaldi Team August 20, 2026 KB Home opened Elowen on July 31, 2026, a new gated townhome community in the Centennial Hills area of Las Vegas starting in the $390Ks. With the valley's median sitting near $480K right now, that gap is real money. What KB Home's new Elowen townhomes in Las Vegas offer at the $390K price point. Elowen sits in Centennial Hills, a northwest Las Vegas corridor with grocery stores, restaurants, and retail within a short drive. The Strip is also accessible without fighting through the dense traffic corridors closer to the core. That location matters because Centennial Hills has held its value steadily over the past decade, and the area continues to draw new retail and commercial development. The townhomes are gated, which adds a layer of controlled access most buyers in this price range don't find in resale inventory. KB Home is also giving buyers the ability to personalize their unit through the KB Home Design Studio, where you select finishes, flooring, and other interior elements before construction locks in. That's a meaningful difference from buying a spec home off a lot. Pricing starting in the $390Ks puts Elowen roughly $90K below the current Las Vegas median. For a first purchase or a buyer stepping down from a larger single-family home, that spread changes what's financially possible. What buyers should know before purchasing new construction here. New construction comes with details that catch buyers off guard if they haven't done it before. A few things to keep in mind with KB Home's new Elowen townhomes in Las Vegas. - Builder contracts are not the same as resale contracts. KB Home uses its own purchase agreement, and the terms favor the builder. Have a real estate attorney or an experienced buyer's agent review it before you sign. - The design studio upgrades add up fast. Budget for that separately from your base price, and go in with a firm ceiling so you don't push your loan or cash reserves past a comfortable point. - HOA fees apply in a gated community. Get the full HOA disclosure package and review monthly dues, reserve fund status, and what the CC&Rs restrict before you commit. - New construction timelines shift. Build schedules on new communities depend on permitting, labor, and materials. Get any completion date representations in writing. You can browse other active buying opportunities across the valley on its Las Vegas new homes and resale listings page to compare what's available right now. What this means for you. - A gated townhome at $390K is one of the more competitive price points in the Las Vegas market right now, and that gap below the $480K median is worth taking seriously if your budget is in that range. - Centennial Hills has parks, schools, and established retail nearby, which gives the area practical daily-use infrastructure that holds resale value. - KB Home's personalization process means you're not locked into someone else's finish choices, but upgrades cost extra and need to be planned before construction starts. - If you currently own and are considering a move into something lower-maintenance at this price point, understanding what your current home is worth is the right first step. Find out what your home is worth Elowen is open for tours now. If you want to walk through it with someone who can compare it honestly against what's available in resale and other new communities, reach out and Crighton Rinaldi Team'll set that up. Frequently asked questions. Where exactly is KB Home's Elowen community located in Las Vegas? Elowen is in the Centennial Hills area of northwest Las Vegas. The community is close to local parks, schools, and a range of shopping and dining options, with the Las Vegas Strip accessible by car in a reasonable drive. Is $390K a good price for a new townhome in Las Vegas right now? The Las Vegas median home price is currently near $480K, so starting in the $390Ks puts Elowen below the valley median by a significant margin. Whether it's the right price for a specific buyer depends on the unit size, HOA fees, and what upgrade costs get added through the design studio process. Do I need my own agent to buy a KB Home at Elowen, or can I just use the on-site sales rep? The on-site sales representative works for KB Home, not for you. Having your own representation costs you nothing since the builder typically covers the buyer's agent commission, and it gives you someone in your corner to review the contract, flag concerns, and negotiate where possible. Watch the short version KB Home's new Elowen townhomes in Las Vegas - what $390K gets you in a gated community right now - in under a minute.

KB Home opens Brighton Crossings, a new community in Brighton, Colorado, priced from the $460Ks.

KB Home opens Brighton Crossings, a new community in Brighton, Colorado, priced from the $460Ks. KB Home opens Brighton Crossings, bringing new homes and resort-style amenities to Brighton, Colorado. KB Home, one of the largest and most established homebuilders in the United States, has announced the opening of Brighton Crossings, a new-home community located in Brighton, Colorado. With homes priced from the $460,000s, the community offers homebuyers an opportunity to purchase a newly built residence within a master-planned development featuring a wide range of recreational and lifestyle amenities. Brighton Crossings is designed to combine convenient access to major transportation routes with proximity to employment centers, shopping, dining, outdoor recreation and community services. The development's location provides residents with access to Interstate 76 and E-470, making it easier for homeowners to travel throughout the Denver metropolitan area and reach major employment destinations. The community is also located a short drive from downtown Brighton, giving residents convenient access to local attractions and everyday amenities. Downtown Brighton features a farmers' market as well as a variety of shopping, restaurants and entertainment options. The combination of suburban living and nearby community amenities makes the location appealing to buyers seeking a balance between convenience and quality of life. For residents who enjoy outdoor activities, Brighton Crossings offers access to nearby Barr Lake State Park. The park provides opportunities for wildlife viewing, hiking, biking and boating, giving homeowners a convenient destination for recreation and time outdoors. The homes at Brighton Crossings have been designed with contemporary lifestyles in mind. Floor plans feature modern kitchens positioned to overlook spacious great rooms, creating open and connected living areas suitable for everyday activities, entertaining and family gatherings. Expansive bedroom suites and walk-in closets provide additional comfort and storage, while thoughtfully planned storage areas throughout the homes are designed to help residents organize their living spaces. One of the key features of the KB Home buying experience is the ability for purchasers to personalize their new residence. Instead of selecting from a limited set of predetermined options, buyers can have greater control over several aspects of their home, including the floor plan, exterior style and the location of their residence within the community. After choosing the basic configuration of their home, buyers can visit the KB Home Design Studio to explore a broad range of interior design selections. These choices allow homeowners to customize elements of their new property according to their individual preferences, lifestyle requirements and budget. The personalization process is intended to give buyers greater control over the final design of their home. By allowing customers to determine which features are most important to them, KB Home aims to reduce the need for buyers to pay for options they do not want while giving them the opportunity to invest in features that better suit their needs. Kevin McAndrews, president of KB Home's Colorado division, said Brighton Crossings brings new homes to a desirable master-planned community in Brighton. He also highlighted the development's resort-style amenities, which are designed to provide residents with recreational and social opportunities close to home. The amenities at Brighton Crossings include a splash pad, community and fitness center, lounge areas, swimming pools, parks, sports courts and playgrounds. These facilities are intended to support a range of activities for residents of different ages, from children's outdoor play to fitness and community gatherings. The combination of private residential spaces and shared amenities is an increasingly important element of master-planned communities. For homebuyers, access to recreational facilities within a neighborhood can provide added convenience while creating opportunities for residents to interact and build a stronger sense of community. In addition to location and lifestyle features, energy and water efficiency are central components of KB Home's residential design approach. Homes built by the company are engineered to use energy and water efficiently and incorporate features intended to support healthier indoor environments. The homes at Brighton Crossings are designed to meet ENERGY STAR(R) certification standards. According to KB Home, fewer than 12% of new homes nationwide meet the ENERGY STAR certification standard. Homes meeting the standard are designed to provide improved energy efficiency, which can contribute to greater comfort and potential savings on utility costs compared with homes that do not meet the certification requirements. Energy-efficient construction can also provide benefits beyond monthly operating costs. Better-performing building systems and construction practices can contribute to more consistent indoor temperatures and improved overall home performance. Water-efficient features can similarly help reduce household water consumption while supporting responsible resource use. For today's homebuyers, these factors can be particularly important as energy costs, sustainability and long-term affordability increasingly influence purchasing decisions. KB Home's approach combines these considerations with the ability for buyers to personalize their homes based on their own priorities. Brighton Crossings therefore offers a combination of new-home construction, personalization, community amenities and convenient access to the wider Denver area. Buyers can choose from contemporary home designs, customize interior and exterior features and take advantage of shared facilities within the master-planned community. The community's location in Brighton also provides residents with access to both suburban and outdoor experiences. Downtown Brighton offers local shopping, dining and entertainment, while Barr Lake State Park provides opportunities for recreation and nature activities. Major transportation corridors further connect the community with employment centers and destinations throughout the region. With the opening of Brighton Crossings, KB Home is expanding its presence in the Colorado housing market while offering buyers another option for new-home living in the Denver metropolitan area. Starting prices in the $460,000s, combined with flexible personalization options and extensive community amenities, position the development as an option for buyers seeking modern housing with a broad range of lifestyle features. Through Brighton Crossings, KB Home is emphasizing its approach of combining value, customization, energy efficiency and community-focused living. The result is a new residential community designed to give Colorado homebuyers greater choice and control while providing access to amenities and conveniences that support modern living.
