Requirements
  • High school diploma or GED equivalent
  • 3+ years of property management industry or related experience
  • Must have a valid driver's license
  • Proficient knowledge of electrical, plumbing, and appliance repair with hands‑on experience
  • Knowledge of environmental/industrial hazards (asbestos, lead, mold, radon) as they apply to residential housing
  • Ability to utilize a personal smart device for apps related to property operations and communication
  • General understanding of Microsoft Suite, property management software
  • Ability to read, write, and speak English
  • Proven organizational and time‑management skills and ability to supervise 2 or more associates
  • Operates in a fast‑paced work setting both indoor and outdoor, requiring the ability to multitask and adapt quickly to changing priorities
  • Involves frequent interaction with clients or customers, requiring effective communication skills and a professional demeanor
  • Position requires ability to work any of the 7 days of the week, 52 weeks of the year, including scheduled hours plus any other hours necessary to complete the job and must attend training classes as scheduled
  • Involves frequent standing, walking, occasional bending, and requires the ability to lift moderate‑weight objects up to 50 pounds
  • Occasional to frequent travel to various properties
Responsibilities
  • Supervise and direct a team of maintenance technicians, assigning tasks and ensuring work is completed efficiently and to a high standard
  • Effectively manage personnel throughout their employment lifecycle, including candidate selection, career planning and development, accountability and performance management, and recognition
  • Provide on‑the‑job training for maintenance staff and ensure they are knowledgeable about property systems and maintenance procedures
  • Implement and manage a preventive maintenance schedule to ensure all systems and equipment are functioning properly and to prevent future issues
  • Perform and oversee repairs on various property systems and equipment, addressing issues as they arise
  • Respond to and prioritize work orders submitted by residents, ensuring timely and effective resolution of maintenance issues
  • Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify any maintenance needs or safety hazards
  • Ensure that the property complies with all relevant local, state, and federal regulations, particularly regarding safety and building codes
  • Work within the maintenance budget, ensuring repairs and maintenance are conducted cost‑effectively; participate in budget discussions and forecasting with the Community Manager or General Operations Manager
  • Coordinate with internal stakeholders and contractors for specialized repairs, maintenance services, or large projects, ensuring work is completed according to specifications and within budget
  • Maintain the highest level of customer service for prospects, residents, vendors, and corporate departments, interacting with residents in a professional manner and addressing maintenance concerns to ensure satisfaction
  • Be available for after‑hours emergencies, ensuring that critical repairs are handled promptly
  • Implement and enforce safety procedures for the maintenance team to prevent accidents and injuries, ensuring compliance with OSHA and other safety regulations and maintaining maintenance equipment and tools in good working order
  • Maintain accurate records of maintenance activities in SightPlan and applicable trackers, including work orders, inspections, and repairs, and provide regular updates to property management on the status of maintenance activities, including any significant issues or trends
  • Assist internal stakeholders in managing property improvement projects, ensuring they are completed on time, within budget, and to the required standards
  • Other duties and tasks may be assigned as needed, in addition to those listed above
  • Provide formal supervision to associates within a single functional or operational area, recommending staff recruitment, selection, promotion, advancement, corrective action and termination, and planning and monitoring appropriate staffing levels and utilization of labor, including overtime
  • Prepare and deliver performance appraisals for staff, mentor and coach team members to further develop competencies, and lead by example while modeling behaviors consistent with Essex's values
  • Communicate basic technical or factual information with colleagues and/or immediate managers familiar with the job area
  • Solve problems that are varied and non‑routine, using detailed information gathering, analysis, and investigation to understand and resolve issues
