Requirements
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to lift at least 70 pounds.
  • Ability to use a computer for email and the ticketing system.
  • A clean, valid New York State driving record is required.
Responsibilities
  • Maintain and repair the building, equipment, and machinery within the employee's capability, and notify the Programs Supervisor of major problems or concerns.
  • Repair lights, plumbing, windows, and screens, and perform simple carpentry as needed.
  • Replace and repair carpet and tile.
  • Perform interior and exterior painting as needed and obtain bids for larger projects.
  • Coordinate work orders with the Programs Supervisor or designee to meet program deadlines and priorities.
  • Under the direction of the Programs Supervisor, oversee preventative-maintenance contracts for the generator, fire extinguishers and Ansul system, sprinkler system, fire alarm, elevator, heating, ventilation, and air-conditioning system, water treatment, and pest control.
  • Prepare residents' rooms for new admissions, including room maintenance and moving furniture and equipment as required.
  • Gather price estimates for major repair work and review them with the Supervisor.
  • Monitor lawn-care and snow-removal companies and ensure that walkways and exits are shoveled and salted as needed.
  • Work with the Director to address Office of Mental Health, New York State Homes and Community Renewal, and other funder physical-plant issues according to DePaul's Physical Plant Standards.
  • Assume on-call responsibility during physical-plant emergencies.
  • Perform preventative maintenance and maintain the building and grounds, including weeding, removing debris, and identifying when grounds or landscaping services must be notified.
  • Participate in staff meetings and in-service training.
  • Work independently and with other maintenance staff to meet agency deadlines and priorities.
  • Follow all safety rules and regulations for self, residents, and staff.
  • Schedule, implement, and track monthly fire drills according to Office of Mental Health regulations.
  • Complete monthly inspections of fire-safety equipment according to Office of Mental Health and Quality Management guidelines.
  • Perform other duties necessary for the effective operation of the programs.
Desired Qualifications
  • A high school diploma or General Educational Development (GED) credential is preferred.
  • Trade or industrial arts coursework is preferred.
  • Three years of hands-on maintenance work experience in a large facility, including electrical, carpentry, painting, plumbing, drywall repair, and other minor repair work, is preferred.

Pan-American Square Apartments Wins Community Impact Award

Pan-American Square Apartments wins Community Impact Award. SWBR Company is pleased to announce that DePaul Pan-American Square Apartments has been recognized with the 2025 Community Impact Award by the Buffalo/WNY Chapter of the American Institute of Architects. This award honors projects that make a meaningful difference in their communities through thoughtful, inclusive design. Completed earlier this year, Pan-American Square Apartments transformed a former rail corridor into a 150-unit affordable and supportive housing community in Buffalo, NY. Designed to Passive House standards, the development provides energy-efficient homes and essential services for seniors and individuals experiencing homelessness or mental illness. More than housing, it is a catalyst for community revitalization, delivering stability, sustainability, and hope for Buffalo's most vulnerable residents. Jury Comment: The integration of community-based programs and sustainable design at the Pan-American Square Apartments struck the jury. Exemplifying the criteria of the Community Award, the Pan-American Square Apartments took a holistic approach to senior living and supportive housing that will have a lasting positive impact on the WNY community. It is clear that this project will uplift and provide stability for the most vulnerable members of its community and the design team took every opportunity to maximize resources available to its residents. SWBR provided architectural, interior design, structural engineering, landscape architecture, and graphic design services for the project. The awards celebration was held Thursday, November 6 in Buffalo, NY.
