Requirements
  • A high school diploma/GED, trade school diploma, or military training is required.
  • Five years of relevant experience managing building systems in multi-unit residential properties and two years of supervisory experience are required.
  • Two years of experience with building automation systems and life safety systems are required.
  • EPA 608 Universal certification is required.
  • HVAC/EPA 608 Universal certification is required.
  • Certified Pool Operator certification is required, or the employee must intend to obtain it within six months.
  • Expertise in plumbing, heating, ventilating, and air conditioning, electrical and mechanical systems, and generally accepted maintenance practices is required.
  • Ability to read and interpret design drawings, blueprints, safety guidelines, operating and maintenance instructions, and procedural manuals is required.
  • Ability to manage multiple projects simultaneously, set priorities, and meet deadlines is required.
  • Basic computer working knowledge, including Microsoft Office and computerized maintenance management systems, is required.
  • A valid driver's license is required.

Responsibilities
  • Manage building services and preventive maintenance programs in accordance with industry practices, standard operating procedures, and applicable state, federal, and Occupational Safety and Health Administration codes and regulations.
  • Supervise day-to-day operations involving heating, ventilating, and air conditioning, plumbing and piping, fire protection, general building maintenance and troubleshooting, building automation systems, and building maintenance systems.
  • Monitor, diagnose, test, permit, and certify major building systems, including chilled water systems, fan coil units, air handling units, rooftop units, boilers, water distribution systems, pumps and motors, domestic hot water heaters, building automation systems, electrical distribution systems, switchgear and controls, generators, uninterruptible power supplies, elevators and lifts, parking structures, gates, overhead doors, roofing systems, exterior wall systems, curtain walls, and insulated glass units.
  • Operate and manage life safety systems, including fire pumps, fire alarm monitoring panels, sprinkler systems, alarms, backflow preventers, smoke detectors, carbon monoxide sensors and alarms, fire extinguishers, emergency lighting, means of egress, and fire dampers.
  • Prioritize and schedule maintenance work while assuring work quality meets company standards.
  • Manage Facilities Technicians to ensure service requests are completed within company standards and accurately documented.
  • Manage facilities budgets using appropriate business software.
  • Review completed work to verify conformance with standards or repair requirements.
  • Ensure emergency and routine maintenance and repairs are completed promptly and professionally.
  • Respond promptly and effectively to safety and risk-management issues at the property.
  • Review completed work orders for labor-hour and material-cost accuracy and track recurring equipment failures.
  • Conduct regular inspections of buildings, common areas, exterior property areas, equipment, and surrounding grounds for deficiencies, safety or health risks, code problems, and needed repairs.
  • Prepare written reports summarizing inspection findings and advise building users as appropriate.
  • Recommend solutions for problems identified during inspections.
  • Oversee turn preparation, including prompt inspection of vacated units, repairs, resident charges, and scheduled completion.
  • Inspect vacant units after repairs and maintenance to assess work quality and readiness for occupancy.
  • Manage spare-parts and tools inventories, determine stocking levels, and work with the General Manager to keep inventory within budget.
  • Maintain the appearance of the shop and all mechanical, supply, electrical, and storage facilities on site.
  • Maintain equipment properly to support warranty compliance and extend useful life.
  • Oversee contracted building work, obtain bids, and negotiate vendor and contractor prices with required approval.
  • Coordinate deliveries, schedules, and performance of facility-related vendors.
  • Ensure safety procedures are followed, personal protective equipment is used, and health and safety policies are enforced.
  • Manage keying and lock coring/coding processes and maintain lock procedures, logbooks, and key-management protocols.
  • Implement standard operating procedures and preventive maintenance programs according to company standards.
  • Participate in emergency preparedness planning and serve as essential personnel during emergencies.
  • Escalate unique or urgent repairs and replacements to the General Manager and Regional Facilities Manager.
  • Maintain records for major systems, including maintenance manuals, manufacturer cut sheets, warranties, and equipment specifications.
  • Work with the General Manager and Regional Facilities Manager to formulate and track facilities and capital budgets.
  • Hire, train, and develop Facilities team members and hold them accountable for service delivery.
  • Provide periodic travel as required by the assigned property and serve in an on-call capacity except during approved paid time off.

Scion Group secures $556M student housing refi. A major advisory firm arranged the note. The Scion Group has secured $555.6 million in financing for a 14-property student housing portfolio totaling 4,295 units and 10,454 beds across nine states. Walker & Dunlop arranged the transaction on behalf of Scion. The assets are located in Arizona, Alabama, California, Colorado, Florida, Georgia, Louisiana, North Carolina and Texas. The company secured a floating-rate, interest-only loan through an existing Fannie Mae credit facility. One property included in the portfolio was Lark Central Florida in Orlando, Fla., according to Yardi Matrix. The, 416-unit, 995-bed community serves students attending the University of Central Florida. The Scion Group owns the property along with CPP Investment Board and GIC, Yardi Matrix shows. For the fall 2026 semester, the community is 88.9 percent preleased. This transaction continues a longstanding relationship between Walker & Dunlop and The Scion Group. The financing closed within one of Scion's four Fannie Mae credit facilities, all of which were originated by Walker & Dunlop. In 2024, the firm arranged another $380 million Fannie Mae credit facility refinancing for another 11-property student housing portfolio. For this most recent deal and the 2024 transaction, Walker & Dunlop's Capital Markets Real Estate Finance team of Colin Coleman, Brendan Coleman and Will Baker arranged the financing. Scion's recent expansion activity. Scion is one of the largest owners and operators of student housing communities across the globe with 190 communities and 118,000 beds under management. This past May, the company formed a joint venture with an Ares Real Estate fund to acquire a 12-property portfolio with 7,578 beds. The partnership purchased the assets from Harrison Street Asset Management for $910 million in the largest student housing transaction of the year. Communities are located across 10 states. The transaction marks the first investment between Scion and Ares, with Scion serving as operating partner. The two firms said the venture will target off-campus student housing in U.S. markets with strong enrollment fundamentals and limited new supply. The portfolio comprises 7,578 beds across 10 states and 12 universities, including Arizona State University, Auburn University, the University of Florida, the University of Notre Dame, The Ohio State University, and James Madison University. Harrison Street had assembled the assets over the past decade through five fund vehicles. * Grove at Auburn University Harrison Street, which manages $109 billion across infrastructure, real estate, and credit strategies, has invested more than $24 billion in 431 student housing properties totaling over 237,000 beds in North America and Europe since inception. The firm has sold 252 student housing properties for approximately $11 billion over the same period. Harrison Street and Scion have closed multiple large transactions together since 2017, including a nearly $900 million student housing portfolio sale in November 2024. Robert Bronstein, CEO of The Scion Group, said the transaction marks two milestones for the firm: the start of a partnership with Ares and the expansion of Scion's owned portfolio to more than 105,000 beds, which he said makes Scion the world's largest owner of student housing. Scion has deployed approximately $10.2 billion of capital since 2016, with $3.4 billion of that in the past 24 months. Ares Real Estate managed approximately $117 billion in assets as of March 31, with more than 700 professionals across 38 offices in the Americas, Europe, and Asia-Pacific. "By combining our scaled real estate platform with Scion's strong capabilities, we believe we are well positioned to unlock value across this portfolio and capitalize on the continued institutionalization of the student housing sector," said Andrew Holm, head of U.S. diversified equity for Ares Real Estate, who noted that the deal underscores the continued institutionalization of the student housing sector. The deal lands a week after Core Spaces closed its latest flagship fund, CSF IV, with about $1.64 billion in commitments from global investors for a strategy targeting student housing in major U.S. university markets. Pension systems including the Kern County Employees' Retirement Association, Illinois Municipal Retirement Fund, and San Antonio Fire & Police Pension Fund have allocated to Kayne Anderson Real Estate Partners VII and other funds targeting student housing.
