Requirements
  • A high school diploma or equivalent is required.
  • Two or more years of experience in multifamily property management is required.
  • Knowledge of U.S. Department of Housing and Urban Development programs, including HOPE 6 and project-based Section 8, is required.
  • A valid driver's license, an insured vehicle, and the ability to travel between properties are required.
  • The ability to work periodic flexible hours is required.
  • The ability to travel by plane and automobile is required.
  • The ability to work at property locations within or near transitional neighborhoods is required.
  • The ability to climb stairs, take elevators, bend, squat, and reach overhead is required.
Responsibilities
  • Coordinate leasing events such as open houses, realtor tours, and resident promotional activities.
  • Assist with the development and implementation of resident services programming.
  • Maintain knowledge of corporate in/out migration, property competition, and other market conditions affecting leasing and operations.
  • Manage the property's answering service, including calling sequences and contact information.
  • Notify residents of issues affecting their tenancy.
  • File court documents for eviction and attend scheduled court hearings as the landlord's representative.
  • Oversee security deposit administration, including unit inspections, disposition letters, and security deposit returns.
  • Assist the Property Manager with building security measures, incident documentation, and notifications to management, owners, and insurance carriers.
  • Maintain familiarity with accounts payable and accounts receivable procedures and requirements.
  • Process property expenditures for the Property Manager's approval.
  • Maintain a journal of administrative, facility-related, and market-driven property issues and concerns.
  • Lead property tours showing vacant units and marketing property amenities.
  • Track and follow up on referrals, walk-ins, and phone inquiries.
  • Develop and maintain a reference book detailing property features, amenities, size, vacancies, rental rates, and current leasing promotions.
  • Prepare leasing checklists and packages containing required forms, deposits, schedules, and information.
  • Review and screen applications for the Property Manager's approval.
  • Maintain the property's filing system, including tenant, applicant, accounting, vendor, and contract files.
  • Maintain deposit and rental collections.
  • Monitor landlord-tenant relations and mediate disputes when necessary.
  • Respond to resident concerns and complaints, counsel residents, and provide referrals to appropriate agencies.
  • Use maintenance software to enter and track work orders.
  • Inspect apartments for move-in and move-out condition and turnover status.
  • Assist the Property Manager with annual unit inspections and annual resident recertifications.
  • Assist the Property Manager with property reassessment and competitive marketing analysis.
  • Remain current on and comply with policies and laws affecting property marketing and leasing, including the company leasing agreement, Landlord-Tenant Code, Fair Housing laws, and other applicable laws.
  • Order office supplies.
  • Maintain regular daily office hours, including adequate weekend and holiday coverage.
  • Adhere to the invoice approval policy; the position has no authority to purchase goods or services.
Desired Qualifications
  • A bachelor's degree is preferred.
  • Experience with the Low-Income Housing Tax Credit Program and/or HOPE 6 is preferred.
  • Proficiency in Yardi is preferred.
  • Proficiency in Microsoft Windows, Microsoft Excel, and Microsoft Outlook is preferred.
  • Strong customer service skills.
