Requirements
  • A minimum of 2 years of related experience, including 2 years in a supervisory role; property management experience is preferred.
  • The ability to effectively supervise and lead a team.
  • Advanced understanding and experience in electrical, carpentry, plumbing, heating, ventilation, and air conditioning, painting, carpet care, and appliance repair.
  • Excellent verbal, written, and communication skills.
  • Proven customer service skills.
  • Basic computer skills, including operating a mobile device and personal computer.
  • A valid driver's license and the ability to operate a company or personal vehicle or electrical cart.
  • Availability for regular on-call assignments, emergency calls, scheduled off-hours work, and emergency overtime as required.
  • The ability to arrive at the property for service requests within 60 minutes.
  • The ability to travel to other regional locations for work, training, meetings, and related activities.
  • The ability to lift or carry supplies or equipment weighing up to 65 pounds and frequently reach, stoop, bend, kneel, walk, stand, and climb stairs or ladders.
  • Willingness to work indoors and outdoors, in all weather conditions, and in conditions involving extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, or loud noises.
  • The ability to safely and successfully perform the essential job functions in accordance with applicable federal, state, and local standards, including ADA and FMLA requirements.
Responsibilities
  • Plan, schedule, and supervise maintenance staff performing maintenance, installations, repairs, service requests, unit turns, and cleaning of grounds and common areas.
  • Hire, train, and develop employees and ensure company policies, procedures, and safety practices are followed.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Maintain the department budget and ensure projects and schedules remain within budgetary guidelines.
  • Prepare specifications for major planned projects and negotiate or solicit bids with contractors and vendors.
  • Inspect vendor work for quality, conformance to specifications, and cost requirements.
  • Purchase and order maintenance supplies, materials, and appliances while maintaining appropriate inventory.
  • Ensure service requests, make-readies, and other maintenance projects are completed accurately and on time according to quality standards.
  • Conduct regular property safety inspections, correct unsafe practices or conditions, and ensure maintenance staff are trained in the safe handling of chemicals, supplies, and equipment.
  • Comply with Occupational Safety and Health Administration regulations and applicable health, safety, environmental, and company policies.
  • Perform general and specialized maintenance and repairs on heating, ventilation, and air conditioning, electrical, mechanical, and plumbing systems, as well as grounds and common areas.
  • Operate a company or personal vehicle to travel to various work locations.
