Requirements
  • A high school diploma or equivalent and at least four years of experience in applicable building-structural construction trade, related field inspection, or plans review, or a bachelor's degree or equivalent college coursework in Civil Engineering, Architecture, Fire Administration, Building Construction/Inspection, or a related field that substitutes year-for-year for the experience, with at least one year of field construction.
  • A valid provisional Building Plans Examiner license or willingness to obtain it within 120 days of hire.
  • A valid standard Building Plans Examiner license or willingness to obtain it before the provisional license expires, within one year of provisional-license issuance.
  • A valid Florida driver's license within 30 days of hire.
  • For Building Plans Examiner II, a high school diploma or equivalent and at least three years of experience performing plans reviews and/or inspections.
  • For Building Plans Examiner II, a valid Standard Building Plans Examiner License plus one of the following: Building Inspector License, Mechanical Commercial Inspector License, Plumbing Commercial Inspector License, Electrical Inspector License, Residential Plans Examiner License, or Fire Safety Inspector I.
  • Ability to interpret and apply local building codes and ordinances, state laws, and applicable regulations accurately.
  • Ability to read and interpret site plans, blueprints, technical reports, surveys, and related project documentation.
  • Proficiency in Microsoft Office, including Word and Excel, and ability to learn County systems such as Workday and Accela.
  • Ability to lift or move up to 20 pounds occasionally.
  • Successful completion of a pre-employment substance screening.
Responsibilities
  • Review residential, commercial, and miscellaneous construction to ensure compliance with established building codes and regulations.
  • Approve or deny permits and accurately record all permits issued.
  • Consult professional and official manuals, references, and code books to research plan compliance across construction disciplines, safety codes, fire resistance, hurricane resistance, energy codes, zoning regulations, and state statutes.
  • Partner with contractors, developers, design professionals, and property owners to recommend corrections or modifications before applicable permits are issued.
  • Communicate with contractors, developers, engineers, architects, owners, and the public about building practices, building codes, and permitting requirements.
  • Answer public questions about building issues, codes, and ordinances while maintaining positive interactions with peers, coworkers, and other customers.
  • Maintain reports and records, including applications, rejection reports, completed projects, production reports, and case studies.
  • Determine inspections required to achieve compliance and issue permits.
Desired Qualifications
  • State of Florida DBPR Standard or Provisional Plans Examiner licenses, including Building, Plumbing, Electrical, and/or Mechanical disciplines.
  • Experience working with Accela and Digital Plans Room.
  • Strong knowledge of local building codes and ordinances, state laws, and applicable regulations.
  • Strong communication, customer service, and relationship-building skills.
