Requirements
  • The candidate must have 7+ years of experience in real estate acquisitions, underwriting, asset management, and/or transaction advisory, with significant exposure to multifamily and mixed-use investments.
  • The candidate must have strong experience sourcing, negotiating, and underwriting multifamily deals, ideally in New York City or similarly complex urban markets.
  • The candidate must have a strong understanding of New York City multifamily and mixed-use fundamentals, including rent regulation considerations, operating expense drivers, property taxes, insurance, utilities, maintenance, compliance, and common diligence issues.
  • The candidate must have an existing New York City real estate network across brokers, owners, lenders, attorneys, property managers, contractors, and other relevant market participants.
  • The candidate must have high attention to detail paired with strong commercial judgment.
  • The candidate must have excellent written and verbal communication skills, including the ability to synthesize complex investment opportunities and distill complex diligence findings into actionable insights.
  • The candidate must have advanced Excel, Google Sheets, and financial modeling skills, including the ability to build, audit, and adapt acquisition models independently.
  • The candidate must have exceptional project management skills and the ability to coordinate multiple workstreams under tight deadlines.
  • The candidate must be comfortable working independently in a fast-paced, entrepreneurial environment.
  • The candidate must have a strong ownership mentality and willingness to operate at both strategic and tactical levels.
  • The candidate must have a practical understanding of building-level operations, resident experience, leasing, maintenance, capital projects, and vendor management.
Responsibilities
  • Source, negotiate, underwrite, tour, and analyze on- and off-market real estate acquisition opportunities focused on small to mid-market multifamily and mixed-use properties in the New York City region.
  • Provide investment recommendations supported by analysis, judgment, and clear communication.
  • Act as a licensed real estate agent in New York State for Groma Realty, representing affiliated buyers and investment vehicles.
  • Build and maintain relationships with brokers, owners, lenders, attorneys, property managers, contractors, and other relevant market participants.
  • Lead and coordinate financial, legal, operational, physical, zoning, environmental, title, and rent regulation diligence workstreams.
  • Partner with investor relations on fundraising, finance on portfolio and asset management, legal on deal closings, construction management on capital business plans and budgeting, property operations on market handoffs and the New York City presence, and engineering on investment-process technology optimizations.
  • Transition newly acquired assets from closing through operational stabilization.
  • Coordinate initial property setup, including utilities, vendor relationships, compliance requirements, and service agreements.
  • Implement Groma’s property management standard operating procedures during onboarding.
  • Provide Boston leadership with feedback on local operational considerations and New York City regulatory requirements.
  • Execute standard operating procedures across newly onboarded rental properties.
  • Maintain communication with Boston-based Property Operations leadership.
  • Establish and manage service agreements with local maintenance contractors, tenant-landlord attorneys, and residential leasing partners.
  • Ensure compliance with New York City landlord-tenant laws and local housing regulations.
  • Maintain organized property documentation and task tracking.
  • Oversee day-to-day operations of Providence properties as they are acquired and stabilized.
  • Conduct regular property inspections to identify maintenance or safety issues.
  • Coordinate maintenance requests and ensure timely resolution.
  • Manage emergency service coordination and generate incident reports when necessary.
  • Ensure properties are maintained to a high standard and comply with applicable codes and regulations.
  • Handle resident inquiries and concerns professionally and promptly.
  • Support marketing and leasing efforts for available units.
  • Coordinate resident onboarding and offboarding processes.
  • Assist with delinquency follow-up and collections coordination.
  • Support eviction processes in partnership with leadership and legal counsel.
  • Support a positive resident experience aligned with Groma’s standards.
  • Assist in managing property-level budgets and tracking expenses.
  • Prepare and maintain detailed weekly, monthly, and annual operating reports.
  • Track delinquency and unpaid balances and provide structured reporting to Boston leadership.
  • Maintain accurate records across internal property management systems.
