Requirements
  • Knowledge of Air conditioning, uninterruptible power supply systems, generators, and low voltage systems, including ability to fault find using graphical information and current alarm data.
  • Experience carrying out planned preventative maintenance, reactive maintenance, and breakdown tasks on mechanical and electrical plant within a site.
  • Ability to operate a Permit to Work System in line with Quality, Health and Safety procedures and client requirements.
  • Experience supervising sub-contractors and ensuring their work meets contract requirements and safety standards.
  • Experience ensuring spares availability and providing parts lists and estimated timescales for remedial works.
  • Experience completing and filing all paperwork for reactive and breakdown works, and passing it promptly to the contract administrator.
  • Experience preparing and using Method Statements and Risk Assessments for tasks to ensure safe working practices.
  • Ability to maintain professional image and ensure BGIS presence, including wearing uniform and PPE.
  • Experience using and maintaining Computer Based Maintenance systems (e.g., Maximo) and closing out tickets with accurate data.
  • Experience locking plant rooms and maintaining clean, orderly areas; enforcing health and safety measures and wearing PPE.
  • Familiarity with Building Management System (BMS) monitoring to manage environmental conditions.
  • Knowledge of Lockout/Tagout procedures to ensure safety.
  • Ability to build good working relationships with staff, subcontractors and client representatives.
  • Awareness of contractual KPIs/SLA's and ensuring compliance.
Responsibilities
  • Ensure that routine planned preventative maintenance is carried out on all mechanical and electrical plant in accordance with site task schedules and asset lists.
  • Complete reactive tasks across the building and identify areas for improvement; include concessionary stores and fabric items as necessary.
  • Supervise sub-contractors, administer work approvals and ensure safe operation during repairs or servicing on site.
  • Operate a Permit to Work System in line with BGIS Quality, Health & Safety procedures and client requirements.
  • Quickly fault find and remedy plant faults and defects to keep plant in serviceable order at all times.
  • Ensure suitable spares are available and provide parts lists and estimated timescales for remedial works.
  • Complete all relevant paperwork for reactive and breakdown works and forward to the contract administrator without delay.
  • Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
  • Develop and maintain good working relationships with BGIS staff, subcontractors and client representatives.
  • Provide a Safe and Healthy working environment; enforce PPE usage and professional image.
  • Keep plant rooms secure and tidy; monitor and supervise subcontractors on site.
  • Ensure tasks are actioned and completed; maintain awareness of health and safety across tasks; meet KPI/SLA requirements.
  • Keep Computer Based Maintenance system (e.g., Maximo) up to date and close out PPM and reactive tickets with accurate data.
  • Respond to other tasks as directed by Site management.
  • Support near miss reporting, dynamic risk assessments and documentation of site activities; escalate non-compliance where necessary.
  • Monitor operation of Lockout/Tagout system according to BGIS policies and client requirements.
  • Monitor environmental conditions via Building Management System and maintain acceptable internal conditions.
